NOTICE OF PROPOSED CONVEYANCE OF REAL ESTATE
TO THE MONVALLEY DISTRICT OF WEST VIRGINIA ANNUAL CONFERENCE OF THE UNITED METHODIST CHURCH, MEMBERS or OTHER INTERESTED PARTIES:
Notice is hereby given that on or following the 26th day of September, 2018, THE MONVALLEY DISTRICT OF WEST VIRGINIA ANNUAL CONFERENCE OF THE UNITED METHODIST CHURCH, by officers and trustees duly elected, its Board of Trustees, consistent with its discipline, will by general warranty deed for the sum of Two Hundred Ten Thousand and 00/100 Dollars ($210,000.00), convey to DAVID TETRICK, all that certain lot and part of lot of real estate situate in the City of Fairmont, Fairmont District, Marion County, West Virginia, in what is known as and called Marion Realty Company’s Pine Hills, Section No. 4, Addition to the City of Fairmont, a map or plat of said Section No, 4 being of record in the Office of the Clerk of the County Commission of Marion County, West Virginia, Deed Book 592, at page 395, that is to say:
Lot Number Sixty-three (63) and the western one-half (1/2) of Lot Number Sixty- four (64) which lies next to and adjoins said Lot Number Sixty-three (63) on the eastern side thereof, said lot and part of lot being described in the aggregate as follows:
Beginning at a point in the southerly line of Pine Hill Drive, common corner of Lots No. 62 and No. 63 of Section No. 4, and running thence with the line of Pine Hill Drive, N. 58° 00’ E. 90.21 feet to a point; thence leaving Pine Hill Drive and with a line through Lot No. 64 of Section No. 4, S. 32° 00’ E. 118.86 feet to a point in the division line between Sections No. 2 and No. 4, Pine Hills Addition, thence with the division line between Sections No. 2 and No. 4, S. 56° 51’ 10” W. 90.22 feet to a point, another common corner of Lots No. 62 and No. 63; thence with the division line between Lots No. 62 and No. 63, N. 32° 00’W. 120.66 feet to the place of beginning.
The lot and part of lot above described are shown as a new lot No. 63 on “Map to Show Replatting of Lots No. 63, No. 64 and No. 65 in Section No. 4 of Marion Realty Company’s Pine Hill Addition to the City of Fairmont”, which map was made by George A. Mason, C.E., and is dated May 22, 1961, and of record in said Clerk’s Office in Deed Book 637, at page 462, to which map reference is hereby made for all pertinent purposes.
And identified for taxation purposes in Fairmont City District, as Parcel No. 11 of Marion County Tax Map 01-14, and being the same real estate conveyed unto the Trustees, Fairmont District Parsonage, West Virginia Conference, The Methodist Church, from William A. Moll and Virginia E. Moll, which deed is dated August 18, 1964, and of record in Marion County Clerk’s Office in Deed Book 672, at page 26.The conveyance of the real estate will be made subject to all of those conditions, covenants, restrictions and regulations fully set forth and contained in that certain instrument executed by Marion Realty Company, dated April 23, 1941, and of record in said Clerk’s Office in Deed Book 365, at page 105, and all other exceptions, reservations, limitations, restrictions, easement and conditions, including any prior mineral severances in the chain of title of said real estate insofar as they are now binding on the real estate.
Further, take notice that the proceeds from the sale and conveyance of said real estate will be distributed pursuant to the church rules, laws, ecclesiastical polity and discipline under “The Book of Discipline of The United Methodist Church”.
