NOTICE OF PUBLIC HEARING
TOWN OF SOPHIA,
WEST VIRGINIA
NOTICE OF ANNEXATION
PURSUANT TO
WEST VIRGINIA CODE 8-6-4
Notice is hereby given by the Town of Sophia, West Virginia that it will hold a hearing for public input with regard to a Petition for Annexation pursuant to West Virginia Code 8-6-4 tendered by Mark A. Taylor and Kristy Taylor the sole property owners (fee holders) and qualified voters within this territory which they have petitioned the Town of Sophia to annex.
The area of land proposed to be annexed consists of three (3) tracts approximately 1.3 acres owned by Mark A. Taylor and Kristy Taylor and being described as:
TRACT ONE: Tract situate in Slab Fork District of said county bounded and described as follows:
BEGINNING at a stake on the eastern right of way line of West Virginia Feeder 16 on the southern boundary line of Lot 3; thence with the eastern right of way line of West Virginia Feeder 16, the following courses: (1) S. 0deg. 26′ W. 25 feet; (2) S. 85deg. 34′ W. 25 feet; (3) S. 0deg. 26′ W. 11.74 feet; (4) S. 72deg. 55′ W. 10.48 feet; (5) S. 0deg. 26′ W. .93 feet; (6) N. 65deg. 18′ E. 2.57 feet; (7) S. 26deg. 54′ E. 10.13 feet; thence leaving the eastern right of way line of West Virginia Feeder 16 and with the northern boundary line of Lot 1, N. 85deg. 34′ E. 252.67 feet; thence N. 6deg. 37′ W. 139 feet to corner of Lot 3; thence with southern boundary line of Lot 3, S. 85deg. 34′ W. 208.44 feet back to the point of beginning, containing .77 acre, more or less.
TRACT TWO: That certain tract or parcel of land situated in Town District of said county, and being a part of Lot 12, Breezemont Heights Addition, a map of said Breezemont Heights Addition is recorded in the aforesaid Clerk’s office, and that part of Lot No. 12 being more particularly bounded and described as follows:
BEGINNING at a stake on the north right-of-way line of West Virginia Route No. 16, being the point where the west right-of-way line of Mills Street intersects with West Virginia Route No. 16; thence with the north right-of-way line of West Virginia Route No. 16, S. 45deg. 54′ W. 112.62 feet to a stake; thence leaving the West Virginia Route No. 16, N 31deg. 43′ W. 123.60 feet to a stake; thence N. 58deg. 17′ E. 110.00 feet to a stake on Mills Street; thence with Mills Street S. 31deg. 43′ E. 99.45 feet back to the point of beginning. And being more particularly set out on map attached to deed recorded in Deed Book 561, page 457.
TRACT 3
The surface of that certain parcel of real estate situated in Slab Fork Tax District, Raleigh County, West Virginia, as follows:
BEGINNING on the eastern right of way line of the Old Route 54 near coal house at a post, and being the southwestern corner of a tract of land which was conveyed to Orville Barr and Dalphine Barr by Margaret Stump and Wilson Stump by deed dated the 5th day of July 1972, which deed is recorded in the Office of the Clerk of the County Court of Raleigh County, West Virginia, in Deed Book No. 517, at page 259; thence N 87deg. 04′ E 244.99 feet to a stake then N. 6deg. 37′ W 105.50 feet to a stake; thence S 85deg. 34′ W 252.67 feet to a stake on the eastern right of way line of Old Route 54; thence with the eastern right of way line of Old Route 54, S 26deg. 54′ E 14 feet to a stake; thence continuing with said road right of way S 8deg. 42′ E 86.80 feet back to the point of beginning containing .58 acre, more or less.
The Petition for annexation submitted by Mark A. Taylor and Kristy Taylor is available for public inspection in the Mayor’s Office, Sophia Town Hall, Sophia, West Virginia beginning February 24, 2020.
All interested citizens are invited to attend the public hearing scheduled for March 12, 2020 at 7:00 p.m. at Town Hall.
