NOTICE OF PUBLIC SALE OF REAL ESTATE
Pursuant to the authority vested in the undersigned, JEFFREY A. FRALEY, duly appointed Administrator of the Estate of Marion Dale Early Riggleman, and pursuant to an Order of the Circuit Court of Hardy County, West Virginia in that certain case styled as, In Re: Estate of Marion Dale Early Riggleman, Case Number 25-P-10, the real property hereinafter described shall be offered for sale at public auction to the highest bidder, subject to the sale terms stated below, on WEDNESDAY, MAY 28, 2025, at the hour of 11:00 a.m., at the front door of the Hardy County Courthouse, 204 Washington Street, Moorefield, West Virginia. The REAL ESTATE for sale is described as follows: All of that certain parcel of real estate containing 1.16 acres, more or less, together with any and all rights, rights of way, structures, minerals, easements, improvements and appurtenances thereunto belonging, located at 6530 Mt. Olive Road, Kirby, WV, in Moorefield District, Hardy County, WV, and further described in a Deed in the prior chain of title in Deed Book 293, at Page 802. This real property is assessed in Hardy County as Tax Map 190, Parcel 3. This parcel borders Mt. Olive Road (a paved secondary road). A stream and well are also located on this property.
TERMS OF SALE: The highest bidder for purchase of the parcel at public auction is responsible for the cost of deed preparation, transfer stamps, real estate taxes, and must tender a deposit of at least ONE THOUSAND DOLLARS ($1,000.00) cash or approved check on the day of sale. The balance of the purchase price and associated costs shall be delivered in like manner at closing to occur within 30 days of the sale.
