The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Charles Town District, Jefferson County, West Virginia, and more particularly described as follows:
All that certain lot or parcel of real estate with improvements thereon and appurtenances thereunto belonging, situate in the Tuscawilla Hills Subdivision in the Charles Town Magisterial District of Jefferson County, West Virginia, and more particularly described as Lot No. 279 as said lot is described in accordance with a survey and a plat thereof entitled “Final Plat Lots 275-284, Tuscawilla Hills”, said plat dated January 20, 1984, and recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Plat Book 6, at Page 78.
This conveyance is made subject to all easements and rights-of-way of record and those certain restrictive covenants as set forth in the aforesaid deed.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 525 Tuscawilla Hills, Charles Town, WV 25414.
AND BEING the same real estate which was conveyed to Strand S. Nelson and Blanche Nelson, by Deed dated December 31, 1984, from A. G. Hooper, Jr., Inc., and recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed Book 535, at Page 1.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
