Notice is hereby given that Jeffery A. Davis, Attorney at Law, Trustee, whose address is P.O. Box 5, Clay, West Virginia 25043, pursuant to Deed of Trust dated the 9th day of November, 2007 and in favor of the Clay County Bank, Clay, West Virginia 25043, does offer for public sale the property described herein. Said property belonging to ROBERT G. STALNAKER and being that certain tract or parcel of land, together with any improvements thereon and appurtenances thereunto belonging, situate on the waters of Big Sandy Creek, approximately 3 miles north of Valley Fork, on Camp Run Road, in Henry District, Clay County, West Virginia, and more particularly bounded and described as follows:
BEGINNING at a 1-inch iron pipe at the intersection of the western right-of-way of Camp Run Road, County Route 7/5, and Rogers Fork Creek, thence with said right-of-way edge for two lines S. 85-57 W., 221.03 feet to a 1-inch pipe, thence S. 46-09 W., 207.04 feet to a 1-inch iron pipe corner to Otha Stalnaker and Harry Larch, thence with said Larch N. 65-38 W., 253.48 feet crossing a 1-inch iron pipe, in all 264.48 feet to the eastern low water mark of Camp Run, thence with said low water mark N. 28-03 E., 154.96 to a 6-inch Sycamore at the Fork of Camp Run, and Rogers Fork, thence with Camp Run S. 82-31 E., 264.56 feet to a 8-inch Sycamore, thence S. 79-14 E., 280.47 feet to the place of beginning, containing 1.53 acres, more or less, as shown on a survey by Victor Dawson, Mark Shamblin, and approved by John Kyle, by survey dated August 26, 1983.
Being the same property conveyed by Bridgette Stalnaker to Robert G. Stalnaker by that certain Deed of record in the Office of the Clerk of the County Commission of Clay County, West Virginia in Deed Book 185 at Page 31.
This real estate will be sold to the highest bidder at public auction on the 18th day of November, 2016 at 10:00 a.m. at the front door of the Clay County Courthouse, Clay, West Virginia.
This sale is subject to the reservations, exceptions, rights of way, and easements that appear of record.
TERMS OF SALE: (Minimum of 10% of sale price on date of sale, balance within ten (10) day or upon delivery of deed).
Title will be conveyed by Deed upon payment of balance.
