Notice is hereby given that Jeffery A. Davis, Attorney at Law, Trustee, whose address is P.O. Box 145, Wallback, West Virginia 25285, that pursuant to Deed of Trust dated the 2nd day of August, 2000, and in favor of the Clay County Bank, Clay, West Virginia, does offer for public sale the property described herein. Said property belonging to Norma Wallace and being that certain tract or parcel of land, together with any improvements thereon and appurtenances thereunto belonging, situate in Union District, Clay County, West Virginia, and more particularly bounded and described as follows:
BEGINNING at a Spanish oak near the White grave yard, thence down the hill S. 21 degrees 30’ W., 324.9 feet to a chestnut oak on the left side of the run, thence around the hill S. 79 degrees W., 437 feet to a twin black oak, then N. 68 degrees 05’ W., 239.8 feet to a 10” black oak thence N. 81 degrees 50’ W., 340 feet to a twin black oak thence N. 73 degrees 50’ W., 235 feet to a 12” black oak, thence N. 67 degrees 05’ W., 219.5 feet to a small white oak, thence N. 42 degrees 28’ W., 175 feet to a stake 10 feet North of a 12 inch black oak, thence N. 19 degrees E., 1531.5 feet to a gum, corner to John Carper’s land, thence S. 75 E., 973.5 feet to a linn, thence S. 47 1/2 E., 594 feet to a stake and dogwood pointers, thence S. 87 1/2 W., 181.51 feet to a hickory, formerly a corner to Joe White’s land, thence S. 21 1/2 E., 759 feet to the place of beginning, containing 50 acres, more or less. However, there is excepted and reserved from the operation of this conveyance a tract of land consisting of approximately one acre set forth in that certain deed recorded in Deed Book 171, at Page 56.
Being the same property devised to Norma Wallace by that certain Will of record in the Office of the Clerk of the County Commission of Clay County, West Virginia in Will Book 15 at Page 238.
This real estate will be sold to the highest bidder at public auction on the 20th day of August, 2015, at 11:00 a.m. at the Clay County Courthouse, Clay, West Virginia.
This sale is subject to the reservations, exceptions, rights of way, and easements that appear of record.
TERMS OF SALE: (Minimum of 10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c} of sale price on date of sale, balance within ten (10) days or upon delivery of deed).
Title will be conveyed by Deed upon payment of balance.
