NOTICE OF SUBSTITUTE TRUSTEE’S SALE
OF PROPERTY LOCATED AT
307 HIGHLAND AVENUE,
BLUEFIELD, VIRGINIA

In execution of a Deed Of Trust dated September 15, 2016 and recorded in the Clerk’s Office of the Circuit Court of Tazewell County in Deed Book 2016, at page 14836, the undersigned Substitute Trustee with full authority and power to act will offer for sale at public auction the following real estate:
All the following described premises, with the improvements thereon and appurtenances thereunto belonging, situate and lying in the Town of Bluefield in Tazewell County, Virginia more particularly bounded and described as follows:
Beginning at the point of intersection of the dividing lone between Lots 3 and 7, Section 15, with the south line of Highland Avenue; thence with said south line S. 691/4 W. 47 feet to a point in said line; thence leaving Highland Avenue and through Lots 3 and 2, Section 15, S. 84 30′ W. 38 feet from the southeast corner of said Lot 2; thence with the south line of Lot 2, N. 84 30′ E. 38 feet to the southeast corner of said Lot 2; thence with the west lines of Lots 5, 6, and 7, Section 15, N. 2 15′ E. 139.8 feet to the south line of Highland Avenue, the point of Beginning.

This property is subject to and benefitied by each of the conditions, covenants, easements, exceptions, limitations, reservations, restrictions, rights of way, and other matter of record in the aforesaid Clerk’s Office to the extent that the same may lawfully apply to the same.
This is the same property which was conveyed to Joseph M. Looney and Heather E. L. Fields by Kathy Taylor Cassell by Deed dated September 15, 2015 which is of record in the aforesaid Clerk’s office in Deed Book

Date of Sale: Monday, December 23, 2019
Time of Sale: 9:00 a.m.
Place of Sale: In front of the Main Street Entrance to the Tazewell County Courthouse located on Main Street in the Town of Tazewell, Virginia.

Terms of Sale: Cash. A Ten Percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) Deposit is required from the Successful Bidder at the time of sale with the balance in full within Twenty-One (21) days.

The foregoing property shall be sold AS IS, WHERE IS and any and all announcements made the day of sale shall take priority over published notices, including postponement of sale and/or withdrawal of the property from sale offer.
The Successful Bidder shall be required to sign a Memorandum Of Agreement at the time of sale which sets forth other terms of sale.
