NOTICE OF TRUSTEE SALE
Notice is hereby given that by virtue of that certain Deed of Trust dated October 10, 2003, executed by Randall G. Keener, Jr., unto J. Michael Anderson, Substitute Trustee, of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 516 at Page 371, the makers of the Note and obligation secured thereby having failed to pay the same as provided for under the terms of said Note and Deed of Trust, and default not cured within the terms of said note and Deed of Trust, the holder of the Note having declared the whole thereof to be due and payable and having requested the undersigned, in writing, to make sale of the real estate described in said Deed of Trust, I will sell at public auction to the highest bidder on September 28, 2018, at 9:30 a.m. of that day at the front door of the Courthouse of Greenbrier County, Lewisburg, West Virginia, the following described real estate, to-wit:
All of that certain tract or parcel of land together with the improvements thereon and the appurtenances thereunto belonging, situate in Meadow Bluff District, Greenbrier County, West Virginia and more particularly bounded and described as follows:
PARCEL ONE:
Beginning at an iron pipe on the southern right-of-way line of U.S. Route #60, also comer to Trails End Cemetery; thence running with said road S 53deg. 31′ 40″ E, 123.55 feet to an iron pipe on the right-of-way of Route #60, thence with road S 45deg. 52 18″ E, 236.56 feet to an iron pipe on the right-of-way line of Route #60 and comer to Cecil Starcher; thence leaving road and running with line of Cecil Starcher S 39deg. 47′ 49″ W, 141.99 feet to a twenty-six (26) inch Black Oak in fence line; thence S 60deg. 49′ 39″ W, 242.40 feet to an iron pipe; thence leaving Starcher and through the survey N 31deg. 16′ 53″ W, 298.18 feet to an iron pipe at comer of Trails End Cemetery; thence running with the cemetery line N 41deg.4 7′ 32″ E, 282.43 feet to the point of beginning and containing 2.63 acres, more or less.
PARCEL TWO:
Beginning at an iron pipe comer to Trails End Cemetery and Tract No. 1; thence running through previous survey done for Henry Holliday S 31deg. 16′ 53″ E, 295.53 feet, to an iron pipe on line of Cecil Starcher; thence with line of Starcher S 60deg. 49′ 39″ W, 29.63 feet to an iron pipe, thence leaving Starcher and through the survey N 40deg. 18′ 17″ W. 275.66 feet, to an iron pipe on line of Tract No. 1; thence with Tract No. 1, N 41deg. 46′ 21″ east 76.16 feet to the point of beginning and containing .34 acres, more or less.
This parcel of land includes a right-of-way 16 feet in width and running along the entire northwest boundary of the said lot, and which boundary runs north 41deg. 46′ 21″ east 76.16 feet.
And being the same real property conveyed unto Randall G. Keener, Jr., by deed dated September 10, 2003 from Helen Kay Arnold and Larry W. Arnold, wife and husband, recorded in the aforesaid Clerk’s Office.
Reference is hereby made to all prior instruments in the chain of title for all reservations, restrictions, limitations and easements and right of way affecting the property herein conveyed.
TERMS OF SALE: Cash in hand paid on day of sale subject to all unpaid property taxes, restrictive covenants, reservations, and easements.
