TRUSTEE’S SALE

NOTICE OF TRUSTEE’S SALE is hereby given
pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that
certain Deed of Trust
dated July 24, 2007,
executed by the Borrower, Sharon Wege, to Douglas McElwee, the Trustee, of record in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Book 2156, at Page 21. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 715 Bowers St.,
Martinsburg, WV 25401. Pill & Pill, PLLC was appointed as Substitute Trustee by an APPOINTMENT OF SUCCESSOR TRUSTEE dated October 22, 2019, of record in the Clerk’s Office in Book 3425, at Page 698. The Borrower defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust.
Accordingly, the Substitute Trustee will sell the following described
property to the highest bidder at the front door of the Courthouse of
Berkeley County, in
Martinsburg,
West Virginia,
on the following date:

December 2, 2019
at 10:10 a.m.

All that certain lot or parcel of real estate, with the
improvements thereon and the appurtenances thereunto belonging,
situate, lying and being in the Martinsburg District of Berkeley County, West Virginia, more particularly bounded and
described as follows:

Beginning at a corner of an alley lying east of New York Avenue and fronting on Bowers Street; thence running in a westwardly direction on Bowers Street 82 feet, 7 inches; thence creating a new line in a southerly direction l00 feet; thence eastwardly 82 feet, 7 inches to the corner of a 16-foot alley; thence northwardly along said alley 100 feet to the place of beginning, and being a portion off of the eastern end of Lots 10, 11, and 12 of the Morgan Block Subdivision of Block 46, Plat No. 1 of the Martinsburg Mining, Manufacturing and Improvement Company’s Addition to the town of Martinsburg, West Virginia, a plat of said subdivision being recorded in the office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed Book
No. 117, at page 124.

LESS, HOWEVER, the easterly portion thereof which was conveyed by John W. Bratt and wife to Virginia Marker, by deed dated October 22, 1937, and recorded in the said Clerk’s office in Deed Book 164, at page 4, said conveyed portion fronting 36 feet, 3 inches on the southerly side of said Bowers Street and extending southwardly, of equal width, along the westerly side of said 16-foot alley, a distance of 100 feet, more or less.

Being the same property conveyed to Sharon Wege by the Deed dated July 24, 2007 and recorded in Deed Book 874, at Page 444, in the Office of the Clerk of the County
Commission of Berkeley County, West Virginia.

TERMS OF SALE:

1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s
office or affecting the
subject property.

2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West
Virginia Code § 11-22-1.

3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED
PROPERTY AND WILL BE DISPOSED OF
ACCORDINGLY.

6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the total
purchase price payable to the Trustee at sale.
