NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated September 28, 2011, from Craig A. Dunagan, Heather N. Dunagan and Brenda Helton to Karen Wimmer and Sharon Borich, Trustees, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1219, at page 41, securing a promissory note in the principal amount of $41,600.00, payable to New Peoples Bank, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Ciras, L.L.C., as Assignee of the Deed of Trust, the undersigned Successor Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on March 3, 2020 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain tract of land, together with the improvements thereon and appurtenances thereunto belonging, situate in the East River District, Mercer County, West Virginia, and being more particularly described as follows:

BEGINNING at an iron peg found at a white oak tree, corner to property of Allen R. Dunagan, said point being situate on the northerly side of Halls Ridge Road; thence leaving the property of Allen R. Dunagan and running with the northerly side of Halls Ridge Road in an easterly direction, approximately 315 feet to an iron peg set at a white oak tree, corner to property owned by Allen R. Dunagan; thence leaving the northerly side of Halls Ridge Road and with the property owned by Allen R. Dunagan, in a Northerly direction, approximately 150 feet to an iron peg set; thence in a Southwesterly direction, approximately 257 feet to an iron peg set; thence in a Southerly direction, approximately 105 feet to the point or place of BEGINNING, and containing approximately .8 acre, more or less.

And being the same property conveyed unto Craig A. Dunagan by deed of Allen R. Dunagan, et al, dated October 4, 2007, recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 917, at Page 240.

This conveyance is further subject to all pertinent covenants, restrictions, rights-of-way, easements and outsales which appear of record in the aforesaid Clerk’s office.

Terms of sale: cash on date of sale.
