NOTICE OF TRUSTEE'S SALE NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated September 18, 2018, executed by Borrower(s), Phyllis Robin Pitts and Steven B. Pitts, to Douglas McElwee, the Trustee of record in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Book 2718, at Page 31. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 320 Cherokee Trl, Huntington, WV 25705. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated December 23, 2025, of record in the Clerk's Office in Book 426, Page 692. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Cabell County, in Huntington, West Virginia, on the following date: 23rd day of February, 2026 at 11:10 a.m. Land situated in the County of Cabell in the State of WV. All that certain lot, piece or parcel of land situate in Cabell County, West Virginia, adjoining the City of Huntington, known and designated on a map of Garden Farms, second plat, a copy of which map was filed in the Cabell County Court Clerk's Office on 30 December, 1959, in Map Book 6, as Map 104, as Lot Number Eleven (11), and being more particularly described as follows: Beginning at a point in the northerly line of Cherokee Trail at the corner between Lots 10 and 11, as shown on said map; thence with the said line of Cherokee Trail, southeasterly 70 feet to the corner between Lots 11 and 12; thence with the line between said Lots, northeasterly 140 feet; thence northwesterly 92.29 feet to the northerly corner between said Lots 10 and 11; thence with the line between said Lots, south-westerly 140 feet to the point of beginning; subject to a 10 foot wide easement for sanitary sewer across the described property located approximately parallel to and 60 feet south of the northerly or rear line of said described property.
