NOTICE OF TRUSTEE'S SALE NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated September 1, 2023, executed by Borrower(s), Talina Stephenson and Chase Tackett, to Robert H. Skeen, Jr., the Trustee of record in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Book 2935, at Page 724. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 764 Fudges Creek Rd, Ona, WV 25545. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated January 29, 2026, of record in the Clerk's Office. Adkins, S. 19 49'00" E. 190.00 feet to a 5/8 inch rebar with Keathley cap (set), continuing 40.18 feet for a total of 230.18 feet to a point in the south right-of- way line of Fudges Creek Road at the northeast corner of WV Department of Transportation Division of Highways (DB 1001, P 197), from said point a 2 inch iron post (found) bears S. 19 49'00" E. 3.75 feet thence, leaving Cheryl L. Adkins and Richard S. Adkins and with south right-of-way line of said road and with said Division of Highways, S. 76 17'00" W. 133.80 feet to a point in the south right-of-way line of said road; thence, leaving said road and said Division of Highways and severing said Jesse Adkins and Sharon L. Adkins, N. 14 23'00" W. 42.07 feet to a 5/8 inch rebar with Keathley cap (set), continuing 121.85 feet for a total of 163.92 feet to a 5/8 inch rebar and Keathley cap (set); thence N. 32 53'47" E. 73.06 feet to a 5/8 inch rebar with Keathley cap (set) in the south line of said Bowen; thence with said Bowen, N. 62 01'00" E. 60.00 feet to the POINT OF BEGINNING; containing 0.587 acre, more or less, as surveyed by Michael Keathley, WV Professional Surveyor 1832, and as shown on a plat entitled, "Plat of Survey For Jessie Adkins and Sharon L. Adkins" dated 18 April 2020, attached to Deed Book 1479, Page 690, and incorporated herein by reference. Being subject to any and all covenants, reservations, restrictions, agreements, contracts, licenses, leases, easements or rights-of-way of record or existing at the time of this conveyance including but not limited to the rights of the public in and to Fudges Creek Road, Route 29. TERMS OF SALE: 1) The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) Pursuant to the Financial Crimes Enforcement Network's Residential Real Estate Reporting Rule (31 C.F.R.
