NOTICE OF TRUSTEE'S SALE NOTICE OF TRUSTEE'S SALE and Notice of the Beneficiary/Servicer's election to sell property is hereby given pursuant to and by virtue of the authority vested in the Trustee(s) by that certain Deed of Trust dated August 15, 2025, executed by AT Investments LLC to Campbell Woods, PLLC, Trustee, of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Book 3007, at Page 570. Bailey & Slotnick, PLLC was appointed as Trustee by APPOINTMENT OF SUCCESSOR TRUSTEE dated January 21, 2026, of record in the Clerk's Office in Book 427, at Page 263. The borrower defaulted under the Note and Deed of Trust and the Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Trustee will sell the following described properties to the highest bidder at the side door of the Courthouse of Cabell County, in Huntington, West Virginia, on: THURSDAY, APRIL 2, 2026, AT 10:00 A.M. PARCEL ONE (653 Marion Court): All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, and known and designated on a map of Marion Court Subdivision of part of Block 309, which map was recorded in the Cabell County Commission Clerk's Office on 20th day of August, 1921, in Deed Book 187, at Page 432, as Lot Number Five (5), and being more particularly described as follows: BEGINNING at a point in the west line of Marion Court, which point is northerly 136 feet from the point of intersection of the said line of Marion Court with the north line of Seventh Avenue; thence with the said line of Marion Court, northerly 32 feet; thence westerly and parallel with the said line of Seventh Avenue, 100 feet to a point in the east line of a 10 foot alley; thence with the said alley line, southerly and parallel with the said line of Marion Court, 32 feet; thence easterly and parallel with the said line of Seventh Avenue, 100 feet to the point of BEGINNING. PARCEL TWO (1934 Buffington Avenue): All those certain lots, pieces or parcels of real estate, known and designated on a map entitled Addition No. 2 and changes to the City of Huntington, which said map is supplemental to the map of said City made by Rufus Cook, Engineer, and was filed in the Office of the Clerk of the County Commission on August 9, 1881, in Map Book 1 as Map 91, as being a part of Lots No. 20 and 21, Block 2911 and being more particularly described as follows: BEGINNING at a point in the north line of Buffington Avenue which point is westerly 17.4 feet from the coiner between Lots 19 and 20, as shown on said map; thence with the said line of Buffington Avenue, westerly passing at 12.6 feet the corner between Lots 20 and 21, in all 21.7 feet; thence northerly, running through said Lot 21, 85 feet to a point in the south line of a 15 foot alley; thence with said alley line, easterly, passing at 8.8 feet the northerly corner between said Lots 20 and 21, in all 23 feet; thence southerly, running through said Lot 20, 85 feet to the point of BEGINNING. PARCEL THREE (1936 Buffington Avenue): All that certain lot, piece or parcel of real estate situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map entitled Addition No. 2 and changes to the City of Huntington, which said map is supplemental to the map of said City made by Rufus Cook, Civil Engineer, and was filed in the Cabell County Commission Clerk's Office on August 9, 1891, in Map Book 1 as Map 91, as the westerly part of Lot No. 19 and the easterly part of Lot No. 20, Block 291, and being more particularly described as follows: BEGINNING at a point in the north line of Buffington Avenue, which point is westerly 28.7 feet from the comer between Lots 18 and 19, as shown on said map; thence with the said line of Buffington Avenue, passing 1.3 feet to the comer between Lots 19 and 20, in all 18.7 feet; thence northerly, running through said Lot 20, 85 feet to a point in the south line of a 15 foot alley; thence with said alley line, easterly, passing at 15.8 feet, the northerly corner between said Lots 19 and 20, in all 20.3 feet; thence southerly running through said Lot 19, 85 feet to the point of BEGINNING. PARCEL FOUR (1938 Buffington Avenue): All that certain lot, piece or parcel of land, situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Addition No 2, made by Rufus Cook, Civil Engineer, filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, on August 9, 1891, in Map Book No. 1, Map No. 91, as the easterly part of Lot Number Nineteen (19) in Block Number Two Hundred Ninety-One (291) bounded and described as follows: BEGINNING at a point in the north line of Buffington Avenue, at the comer between Lots 18 and 19 as shown on said map; thence with the said line of Buffington Avenue westerly 28.7 feet; thence northerly, running through Lot 19, 85 feet to a point in the south line of one 15 foot alley; thence with said alley line easterly 25.5 feet to the northerly corner between Lots 18 and 19; thence with the line between said lots, southerly 85 feet to the point of BEGINNING. And being all the same property conveyed unto AT Investments, LLC from Warm Hearth Holdings, LLC by Deed dated August 12, 2025, of record in the Clerk's Office in Book 1532, at page 197. PARCEL FIVE (1752-54 7th Avenue): All that certain following described lot, piece or parcel of land, situate, lying and being in the County of Cabell and State of West Virginia, to- wit: BEGINNING at a point in the north line of Seventh Avenue, at the western line or limit of a lot formerly owned by Robert G. Brown (conveyed to him by F. J. Graves, et al, by deed dated the 5th day of January, 1905, and of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 76, at page 208), and running north with said west line of said Robert G. Brown's lot one hundred (100) feet to a point; thence west parallel to Seventh Avenue thirty (30) feet to a point; thence south one hundred (100) feet to the north line of Seventh Avenue; thence east thirty (30) feet along the north line of Seventh Avenue to the BEGINNING. And being he same property conveyed unto AT Investments, LLC from Toorak Capital Partners, LLC, by Deed dated February 15, 2022, of record in the Clerk's Office in Book 1457 at page 311. TERMS OF SALE: 1) The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-2. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate the property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) The total purchase price is payable to the Trustee by cashier's check, cash or money order within thirty (30) days of the date of sale, with a minimum deposit of $30,000.00 payable to the Trustee by cashier's check, cash or money order at the time and place of the sale.
