NOTICE OF TRUSTEE'S SALE NOTICE is hereby given by virtue of that certain Deed of Trust executed by BILLY WILLIAMS, JR., dated the 8th day of October, 2021 , of record in the Office of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2860, page 508, conveyed unto J. R. Wilson, Trustee; and by virtue of that certain Substitution of Trustee, dated January 26th, 2026, of record in the aforesaid Clerk's Office in Book 427, page 352, appointing Eric S. Embree in place of stead of, J. R. Wilson, as Trustee, the maker of the note and obligation having failed to pay the same as provided for under the terms of the Note and Deed of Trust and the holder of said Note having declared the balance to be due and payable and having requested the undersigned to make sale of the real estate described in said Deed of Trust, the undersigned will offer for sale and sell at public auction to the highest bidder on the 17th day of March, 2026 at 12 p.m., at the north front door of the Courthouse of Cabell County, in Huntington, West Virginia, All that certain lot, piece or parcel of ground situate in the city of Huntington, Cabell County, West Virginia, known and designated on the map of Highlawn Subdivision of said City, made by L. W. Leete, Civil Engineer, which map was filed in the Office of the Clerk of the County Court of Cabell County, West Virginia on the 9th day of November, 1904, and is supplemental to the revised map of said City of Huntington, made by L. W. Leete, Civil Engineer, filed in the aforesaid Clerk's Office on the 31st day of December, 1903, as Lot number Eighteen (18), in Block Number Two Hundred Fifty-Four (254). Being the same real estate conveyed unto BILLY WILLIAMS, JR., and CEMONET WILLIAMS by BILLY JOE ISAAC, by deed dated October 1st, 2021, recorded in the aforesaid Clerk's Office in Deed Book 1452, page 179. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust. The described real estate is reported to have a mailing address of: 2667 1st Avenue, Huntington, West Virginia, 25702. TERMS OF SALE: Sale will be made without warranty, as is, subject to all unpaid real property taxes and special assessments, if any, and also subject to any exceptions, reservations, restrictions, covenants, conditions, agreements and easements as found in the chain of title which affect any part of the property aforesaid, specifically including any which may be incorporated by reference in the aforesaid deed of trust. Any buyer is advised to retain counsel before the sale. The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. Trustee at sale is under no duty to cause any existing tenant or person occupying the subject property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
