NOTICE OF TRUSTEE'S SALE Pursuant to the authority vested in the undersigned Campbell Woods, PLLC, Substitute Trustee by Notice of Substitution of Trustee which notice is of record in the Office of the Clerk of the County of Commission of Cabell, West Virginia, and by Deed of Trust dated March 18, 2020, executed by Jeffrey Newman to Flynn, Max, Miller & Miller, L.C., Trustee, which deed of trust is of record in the Office of the Clerk of Cabell County, West Virginia, in Trust Deed Book 2775 at Page 627, the undersigned Substitute Trustee has been requested, in writing, by the beneficiary of said deed of trust to sell the real estate described below, as there has been a default under the terms and conditions of said deed of trust. Therefore, the undersigned Substitute Trustee will sell the real estate described in the Deed of Trust, at a public auction on March 18, 2026 at 10:00 a.m. to the highest bidder at the front door of the Courthouse of said County of Cabell, in Huntington, West Virginia, which real estate is more completely described as follows: PARCEL ONE: All that certain lot, piece or parcel of land, situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of the H.W. Bias Subdivision, Cottage Grove, a copy of which is of record in the Office of the Clerk of the County Court of Cabell County, West Virginia, in Deed Book No. 80, at Page 213, as a part of Lot Number Fourteen (14), and being more particularly described as follows: BEGINNING at the point of intersection of the south line of Smith Street with the west line of Davis Street, said point being the northeast corner of said Lot No. 14; thence with the said line of Smith Street, N. 60 30' W. 50 feet; thence leaving the said line of Smith Street, S. 33" 56' W. 54.24 feet; thence S. 54 33' E. 39.9 feet to a point in the said line of Davis Street; thence with said line, N. 43 30' E. 60 feet to the point of BEGINNING, and known as House No. 113 Davis Street, in said City of Huntington. Together with the right to use as an easement for sewer a three (3) foot wide strip of land, being a part of the property adjoining the described property on the west, the central line of which three (3) foot strip extends from a point 75 feet west of the southwest corner of the described property northeasterly to a point in the said line of Smith Street, which point is 1.5 feet westerly from the northwest corner of the described property. PARCEL TWO: All that certain lot, piece or parcel of land situated in the City of Huntington, Cabell County, West Virginia, known and designated on a map of H.W. Bias Subdivision, Cottage Grove, a copy of which map is of record in the Cabell County Court Clerk's Office in Deed Book 80, at Page 213, as A PART OF LOTS 13 AND 14, and being more particularly described as follows: BEGINNING at a point in the south line of Twenty-eighth Street, formerly Smith Street, which point is distant N. 60 30' W., 41 feet; thence with the line between Lots 12 and 13, S. 37 30' W., 50 feet; thence S. 54 33' E., 44 feet; thence, N. 33 56' E., 54.24 feet to the point of BEGINNING; subject, however, to an easement for sewer a 3 foot wide strip of land, the center line of which strip extends from a point 7.5 feet west of the southeast corner of the described property northeasterly to a point in the said line of Twenty-eighth Street, which point is 1.5 feet westerly from the northeast corner of said described property. TERMS OF SALE 1. Cash in hand paid on the day of sale. 2. The sale of the property will be made subject to all matters having priority over the deed of trust referred to herein including but not limited to any and all assessments and taxes against said property, all prior liens, encumbrances, lease, restrictions, covenants, conditions, right of ways and easements of any nature whatsoever. 3. The purchaser shall be responsible for the payment of the transfer taxes imposed by West Virginia Code 11-22-2. 4. The subject property will be sold in "AS IS" condition. The Substitute Trustee makes no representations and warranties of any kind or character including, but not limited to, the condition of the real estate or the title to the real estate to be conveyed. 5. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property. 6. The Substitute Trustee reserves the right to adjourn the sale, for a time, or from time to time, without further notice by announcement at the time and place of the sale described above. 7. The beneficiary of the Deed of Trust and holder of the note thereby secured reserves the right to submit a bid for the property at the sale, which bid may be in the form of a credit bid. 8.
