NOTICE OF TRUSTEE'S SALE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 17, 2012, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 3908, at Page 261, Darlene Chapman and Mary F. Dandy did convey unto Dru A. Shope, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on January 20, 2026 at 5:52 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kanawha City District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of real estate, together with the improvements thereon and the appurtenances thereunto belonging, lying and being situate in the City of Charleston, Kanawha County, West Virginia, and being known and designated as Lot No. Ten (10), Block Forty-Four (44), in Kanawha City, a part of the City of Charleston, Kanawha County, West Virginia, as shown on the map of the said Kanawha City, which map is of record in the Office of the Clerk of the County Court of Kanawha County, West Virginia, in Map Book No. 2, at Page 149. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3719 Noyes Avenue, Charleston, WV 25304. AND BEING the same real estate which was conveyed to Mary F. Dandy, life estate, and heirs by Deed dated July 24, 1953, from Sam Dandy and Godley Dandy, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 1077, at Page 74. The Huntington National Bank acquired an undivided two-thirds interest by deed dated November 20, 2025, recorded in Deed Book 3354, at Page 610. The Huntington National Bank will convey their two-thirds interest to a third- party purchaser for two-thirds of the bid price. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
