NOTICE OF TRUSTEE'S SALE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 25, 2022, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4614, at Page 610, Building Appalachia, LLC did convey unto Raymond G. Dodson and Joshua Stowers, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on July 7, 2026 at 4:04 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Spring Hill District, Kanawha County, West Virginia, and more particularly described as follows: All of that certain lot or parcel of land, together with the improvements thereon and the All of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate and being in the City of South Charleston, Spring Hill District (formerly Jefferson District), Kanawha County, West Virginia, and being all of Lot No. Forty-five (45) of Section Two of Rock Lake Village as set out, shown and designated upon a map or plat entitled "Map Showing Section Two of Rock Lake Village," made by Harry G. This conveyance is further made subject to that certain five (5) foot easement and right of way for a storm sewer which was granted to the City of South Charleston, a municipal corporation, by Morris K. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1016 Cove Way, South Charleston, WV 25309.
