NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated January 16, 2018, from Barbara A. Goode and Brandon R. Mitchem to Robert Wasserman, Trustee, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1349, at page 359, securing a promissory note in the principal amount of $33,346.01, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made pursuant to the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Substitute Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on August 26, 2019 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain tract or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, situate on the waters of Bluestone River in Rock District, Mercer County, West Virginia, being the fenced in northerly portion of the property on the north side of Cabin Branch Creek, bounded and described as follows:

BEGINNING at a drain pipe at the intersection of Cabin Branch Creek the hard top road known as the Old Shawnee Lake Road; thence along said road in a northerly direction 200 feet to a Walnut tree at the intersection of a dirt road with said hard road; thence 235 feet in a westerly direction along said Cabin Branch road, a dirt road, to a post; thence 100 feet along an established fence line 100 feet in a southerly direction to Cabin Branch Creek; thence along said Cabin Branch Creek, 290 feet in an easterly direction back to the point of BEGINNING.

Along with a Mobile Home 2010 Giles – Vin #GM10055, title # DB19394.

Being the same property conveyed from Vanderbilt Mortgage and Finance, Inc. to Barbara A. Goode and Brandon R. Mitchem, by Deed dated January 11, 2018, of record in the aforesaid Clerk’s office in Deed Book No. 1062, at page 532.

Terms of the sale: Ten percent non-refundable cash deposit due at sale. Ninety percent balance of purchase price due within thirty days of date of sale.
