NOTICE OF TRUSTEE’S SALE
Under authority of that certain Deed of Trust dated July 29, 2011, from Raymond W. Shuck to Casie McGee, Trustee, of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia on Roll No. 5044, at page 886, securing a promissory note in the principal amount of $66,909.21, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Substitute Trustee will offer for sale at the front door of the Raleigh County Courthouse in Beckley, West Virginia on September 12, 2018 at 9:15 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, a tract or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, being a part of Lot No. IE of “Map Showing Tract No. 1 Hill Property South of Coal City, W.Va.” located on Raleigh County Route 38/1 (+ 11/2 miles Southeast of Coal City) in Slab Fork District, Raleigh County, West Virginia, and being more particularly described as follows:
Beginning at a 1/2-inch rebar (set) in the northern right-of-way line of Race Track Road (Raleigh County Route 38/1), said point being the common comer between Lot No. IE of “Map Showing Tract No. 1 Hill Property South of Coal City, W.Va.” and Charles E. and Wilma Keffer; thence with the common line between Lot No. IE and said Keffer, N 14deg. 47′ E, 285.70 feet to a t/rail (found), said point being the common corner between said Keffer and Lot Nos. IE, A and 1C of the aforesaid map; thence leaving said Keffer and with the common line between Lot Nos. IE and 1C of the aforesaid map, S 71deg. 15′ E, 236.92 feet to a 1/2-inch rebar (set), said point bears N 71deg. 15′ W, 66.09 feet from a t/rail (found) at the common corner between said Lot Nos. 1C and IE; thence leaving said Lot No. 1C and with a new line through Lot No. IE, S 29deg. 06′ 24″ W, 307.96 feet to a 1/2-inch rebar (set) in the northern right-of-way line of Race Track Road; thence with the northern right-of-way line of Race Track Road the following four (4) bearings and distances: 1) N 61deg. 44′ 13″ W, 30.74 feet to a point, 2) N 63deg. 02′ 36″ W, 61.25 feet to a point, 3) N 66deg. 58′ 12″ W, 49.51 feet to a point, and 4) N 70deg. 25′ 18″ W, 21.51 feet to the point of beginning and containing 58,397.7 square feet (+ 1.34 acres). more or less, (as surveyed by Southern Engineering and Surveying Co., Inc. in November 1996).

Being the same property conveyed from David R. Keffer and Helen A. Keffer to Raymond W. Shuck by Deed dated June 28, 2011, of record in the aforesaid Clerk’s office on Roll No. 5043, at page 7114.
Terms of the sale: Ten percent nonrefundable cash deposit due at time of sale. Ninety percent balance of purchase price due within thirty days of date of sale.
