The undersigned, John M. Butler, having been authorized by the Family Court of Ritchie County, West Virginia, shall appear and sell at public auction at
12:00 Noon on January 27, 2015
at the front doors of the Courthouse in Ritchie County, West Virginia, the following tract of real estate located and being situate on the south side of old U. S. Route 50, in the City of Pennsboro in Clay District, Ritchie County, West Virginia, and being more particularly bounded and described as follows:
FIRST TRACT: Beginning at an iron pipe set in cement, thence N. 67 W. 47 feet and 9 inches to an iron pipe, corner to lot formerly owned by Zellie Jones; thence N. 26-1/2 E. 65 feet and 2 inches to the center of the pavement (U. S. Route No. 50); thence with said Route No. 50, S. 62 E. 49 feet; and thence S. 28 W. 61 feet and 10 inches to the place of beginning, containing 2,954 square feet, more or less.
SECOND TRACT: Beginning at an iron pin 38.7 feet S. 67 E. From another iron pin, southeast corner to lot formerly owned by Zellie Jones and Hazel Jones, and 89 feet S. 67 E. From Barnard road, thence S. 67 E. 44 feet to an iron pin; thence N. 28 E. 54 feet to the center of U. S. Route No. 50; thence with said U. S. No. 50, N. 62 W. 44 feet to northeast corner of the above described “First Tract”; and thence with the east line of said “First Tract” S. 28 W. 62-1/2 feet to the place of beginning, containing 2,563 square feet, more less.
Being the same real estate conveyed to Ronald L. Jones and Sharon Ann Jones, husband and wife, with the right of survivorship of record in Deed Book No. 219, at page 548 of record in the Office of the Clerk of the County Commission of Ritchie County, West Virginia. Prior Deed Reference is Deed Book No. 168 at Page No. 314.Tax Map 4, Parcel 321 and 321.1
The above described real estate is being sold as “surface only” and “AS-IS”. The street address is 403 Myles Avenue Pennsboro West Virginia. The bank lien of Union Bank will be paid from sale proceeds. Estimated minimum bid is $9,000.00.
TERMS OF SALE: Cash deposit of $1,000.00 in hand on day of sale, balance within 14 days of sale upon terms to be agreed upon between the undersigned and successful bidder; payment for unpaid real estate taxes to be prorated at closing. Title search is buyers responsibility to be conducted before closing. The Seller will specially warrant title to this property.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale and there is notice of same. Should the undersigned not appear at the time appointed for the date and there is no notice posted of a continuance please contact the office of the undersigned to make further inquiry. Any sale may be conducted or adjourned by the designated agent or attorney of the undersigned. The undersigned are fully vested with the authority to sell said property by instrument to be recorded.
