NOTICE OF TRUSTEE SALE
Notice is hereby given that by virture of that certain Deed of Trust dated October 16, 2007, executed by Roger G. Ransom, aka Roger Ransom, unto J. Michael Anderson, Substitute Trustee, of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 619 at Page 56, the makers of the Note and obligation secured thereby having failed to pay the same as provided for under the terms of said Note and Deed of Trust, and default not cured within the terms of said note and Deed of Trust, the holder of the Note having declared the whole thereof to be due and payable and having requested the undersigned, in writing, to make sale of the real estate described in said Deed of Trust, I will sell at public auction to the highest bidder on March 29, 2016, at 10:00 AM of that day at the front door of the Courthouse of Greenbrier County, Lewisburg, West Virginia, the following described real estate, towit:
All of that certain tract or parcel of real estate, together with the buildings and improvements located thereon and the easements and appurtenances thereunto belonging, situate in Meadow Bluff District, Greenbrier County, West Virginia, at Smoot and on the waters of Smoot Branch, which tract according to survey thereof made in May of 1996, by J.D. Brackenrich, R.P.E. and as shown upon a map or plat of said which is attached to and hereby made a part of this deed, is more particularly bounded and described as follows:
Beginning at a rebar, found, on the southern side of Greenbrier Normal School Road, corner to Leonard C. Holliday, thence S 33˚ 45′ 32″ W 254.00 feet to a rebar set, corner to Leonard C. Holliday and Teddy K. and Patricia A. Willey; thence through Willey S 26˚ 07′ 32″ W 68.71 feet, to a rebar, set, above a spring thence N 64˚ 14′ 54″ W along fence line 442.96 feet to a rebar, set, beside a fence post; thence N 35˚ 24′ 59″ E 397.80 feet to a rebar, set, beside a fence post and in the southern line of a 15.00 foot right-of-way; thence with the right-of way S 69˚ 02′ 01″ E 144.19 feet to a point at the end of the 15.00 foot-right-ofway and in the southern line of the Greenbrier Normal School Road; thence with the road S 49˚ 42′ 54″ E 62.47 feet to a point; thence S 42˚ 55′ 59″ E 52.85 feet to a point; thence S 46˚ 12′ 11″ E 130.21 feet to a point; thence S 50˚ 10′ 21″ E 35.87 feet to the place of beginning, containing 3.69 acres, more or less.
And being the same property conveyed unto Roger Ransom by deed dated August 29, 2000 from Travis C. Holliday and Amy L. Holliday, his wife, recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia in Deed Book 464 at page 507.
Terms of Sale: Cash in hand paid on day of sale subject to all unpaid property taxes, restrictive covenants, reservations, and easements.
