NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated September 17, 2004, from Jenny L. Pennington and Barry O. Pennington to Karen Wimmer and Greg Morris, Trustees, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1021, at page 330, securing a promissory note in the principal amount of $55,529.46 payable to New Peoples Bank, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by New Peoples Bank, Inc., the undersigned Successor Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on January 14, 2020 at 11:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain lot or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, known as Part of Lots 38 and 39, Section 143, of the Park Avenue Land Association Addition, in the City of Princeton, Mercer County, West Virginia, bounded and described as follows:
BEGINNING at the Northeastern corner of Lot 39 which corner is at the intersection of Ninth Street and Christie Avenue, thence S. 26deg. 28′ E. 100 feet to a point in the Eastern boundary line of Lot 39, thence dissecting Lots 39 and 38, S. 62deg. 32′ W. 110 feet to a point in the boundary line between Lots 38 and 37, thence with that boundary line N. 26deg. 28′ W. 100 feet to a point being the intersection of the Northern corners of Lots 38 and 37, thence N. 62deg. 32′ E. 110 feet to the point of BEGINNING.

This conveyance is made expressly subject to all pertinent restrictions, reservations and easements of record.
And being the same property conveyed to Jenny L. Pennington and Barry O. Pennington, wife and husband, by Deed dated September 25, 2003, of record in the aforesaid Clerk’s office in Deed Book No. 730, at page 247.
Terms of the sale: cash on date of sale.
