PUBLIC HEARING
NOTICE

In accordance with Chapter 8A, Article 5, Section 8 of the Code of West Virginia 2004, as amended, the Berkeley County Planning Commission will hold a public hearing to consider the public comments on the following projects:

REQUEST FOR FINAL PLAT APPROVAL:
Red Hill, Section 1, Phase 10, Lots 1-12 & 55-64: The project is located on WV County Route 4 (Ridge Road), in the Hedgesville Tax District. The final plat is proposing the development of
22 single family lots on approximately 4.5 acres, to be served by public
water and sewer.

REQUEST FOR FINAL PLAT APPROVAL:
Berkeley Ridge, Section 2, Phase 1, Lots 278-317 & 400-425: The property is located on the east side of the existing Berkeley Ridge subdivision, north of Spring Mills Middle School, in the Falling
Waters Tax District. The final plat is proposing 66 townhome lots on approximately 12.3 acres, to be served by public water and sewer.

REQUEST FOR FINAL PLAT APPROVAL: Timberwood East Phase 1, Lots 1-16: The property is located on Three Run Road (51/9) 1 mile southeast of intersection with WV Rt. 51, in the Mill Creek Tax District. The
final plat is proposing sixteen (16) single family lots on approximately 13.97 acres, to be served by public water and sewer. File #2105-166 tied to 011-19

REQUEST FOR MAJOR PLAN CHANGE:
Potomac Overlook, Phases I & II, Lots 10, 21, 29, 31, 34, 36, 37 & Open Space A: The site is
located at the end of
Gillespie Court, in the
Potomac Overlook subdivision, in the Falling
Waters Tax District. The Major Plan Change proposes the creation of lots 36 & 37 and the merging of lots 21/22, 29/30, 31/32 and 34/35. Additionally, a maintenance building is proposed on Open Space A, to house snow removal and lawn maintenance equipment. The area affected by this Major Plan Change is approximately 26 acres, and all lots will be served by private well and existing community sewer system.

The PUBLIC HEARING will be held on Monday, November 15, 2021, in the Planning Commission Chambers, 400 West Stephen Street, in the City of Martinsburg at 6:00 p.m. All persons and agencies having an interest on said plats are invited to participate in this hearing and make their comments known. In the event that an unforeseen circumstance would cause the Planning Commission to cancel the scheduled meeting, a back-up public hearing date of Monday, December 6, 2021
will be utilized.
