NOTICE OF TRUSTEE’S SALE

By virtue of the execution of a certain deed of trust
dated January 29, 2013, recorded in the Office of the
Clerk of the County Commission of Tyler County,
West Virginia, in Trust Deed Book 186, page 25, made
and executed by, Marsha A. Carse, to Timothy R.
Aiken, trustee, to secure Union Bank, Inc. in the
payment of the deed of trust obligation therein fully set
forth, and Logan Hassig, whose principal residence is
505 Greenbriar Court, New Martinsville, Wetzel County,
West Virginia, having been appointed as Successor
Trustee by “Appointment of Successor Trustee
Agreement” recorded in the aforesaid Clerk’s Office in
Office Record Book 153, page 421, and the said
Trustee having been required by the said beneficiary so
to do, the undersigned Trustee will sell said property to
the highest and best bidder at the front door of the
courthouse in Tyler County, West Virginia, at
Middlebourne, West Virginia, on

Thursday, February 24, 2022 at 10:00 a.m.

Said deed of trust property, with the appurtenances thereunto belonging, situate in Tyler County,
West Virginia, and is more particularly described as
follows, to-wit:

The following described lots or parcels of land, together
with all of the improvements thereon and appurtenances
thereto situate in the Town of Paden City, Tyler County,
West Virginia, more particularly described as follows:

Three certain lots or parcels of land situate in the Town
of Paden City, Tyler County, West Virginia, being Lot
Nos. Five Hundred Ninety-Four (594), Five Hundred
Ninety-Five (595) and Five Hundred Ninety-Six (596) on
Monroe Street, Paden City, Tyler County, West Virginia,
as laid down and designated on the plat of said town of
Paden City, duly of record in the office of the Clerk of
the County Commission of Tyler County, West Virginia.

There is hereby EXCEPTED and RESERVED from the
above described property the northwesterly ten (10) feet
of Lot No. Five Hundred Ninety-Four (594) on Monroe
Street, Paden City, Tyler County, West Virginia as laid
down and designated on the plat of said town of Paden
City duly of record in the office of the Clerk of the
County Commission of Tyler County, West Virginia. This
parcel lays adjacent to the common boundary line of Lot
Nos. Five Hundred Ninety-Three (593) and Five
Hundred Ninety-Four (594) on Monroe Street and
extends ten (10) feet in width from Monroe Street, One
Hundred Twenty (120) feet along the line of said lots to
an alley.

Being a portion of the same property that was conveyed
unto Marsha Carse by Marsha Carse, Executrix of the
Estate of E. Juanita Wells, by deed dated June 26, 2012
and recorded in the office of the Clerk of the County
Commission of Tyler County, West Virginia in Deed
Book 397, at page 639.

This conveyance is made subject to all reservations,
exceptions, grants of rights of way and easements
made by the grantors and their predecessors in title as
recorded in the said Tyler County Clerk’s Office.

TERMS OF SALE:
1. The property is being conveyed in an “AS IS” physical
condition by Deed containing no warranty, express or
implied, subject to the Internal Revenue Service right of
redemption, all property taxes, prior Deeds, liens,
reservations, encumbrances, restrictions, rights of way,
easements, covenants, conveyances and conditions of
record in the said Clerk’s Office or affecting the subject
property.

2. The purchaser shall be responsible for the payment
of the transfer taxes imposed by West Virginia Code
§ 11-22-1.

3. The beneficiary and/or the servicer of the Deed of
Trust and Note reserve the right to submit a bid for the
property at sale.

4. The Trustee reserves the right to continue the sale of
the subject property from time to time by written or oral
proclamation, which continuance shall be in the sole
discretion of the Trustee.

5. The Trustee shall be under no duty to cause an
existing tenant or person occupying the property to
vacate said property, and any personal property and/or
belongings remaining at the property after the
foreclosure sale will be deemed to constitute
ABANDONED PROPERTY AND WILL BE DISPOSED
OF ACCORDINGLY.

6. The total purchase price is payable to the Trustee by
certified or cashier’s check on the day of sale.
