By virtue of that certain Deed of Trust made by Robin J. Wesche and Rikki M. Wesche, to John E. Gompers, Trustee, dated the 16th day of January, 2013, and of record in the office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book No. 1453, at page 48, the undersigned will sell at public auction, and subject to the terms and conditions set forth in this Trustee’s Notice of Sale and in the said Deed of Trust, on the 26th day of May, 2016, at 10:00 o’clock A.M., at the northwest front door of the Court House of Ohio County, Wheeling, West Virginia, the following described property (“Property”) situate at 443 N. Front Street, Wheeling, Ohio County, West Virginia 26003, and being more particularly described as follows:
Situated in the County of Ohio and State of West Virginia:

A part or parcel of the Lot Numbered 8 in George Zilles’ Addition to the City of Wheeling, a plat of which addition is of record in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 69, page 425, as a part of the deed made by George B. Caldwell, Trustee to Thomas Prince dated the 5th day of January, 1880; the part or parcel of said Lot Numbered 8 which is hereby conveyed is bounded as follows, to wit: Beginning at a point in the east boundary line of said lot distance 30 feet southwardly from the northeast corner of said lot running thence in a southerly direction with and along said east boundary line 30 feet to a point thence westwardly and parallel to the north and south boundary lines of said lot to a point in the west boundary line thereof thence in a northerly direction along and with the said west boundary line 30 feet to a point, thence in an easterly direction and parallel to the said north and south boundary lines to the place of beginning.

Being the same property conveyed to Branch Banking & Trust Company (BB&T) by W. Eric Gadd, Substitute Trustee, by Deed dated August 8, 2012, and of record in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 843, at Page 732.

Being the same property to be conveyed to Robin J. Wesche and Rikki Wesche, by Branch Banking & Trust Company (BB&T), by Deed dated the 26th day of November, 2012, and intended to be recorded in the office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 848, at Page 681.

TERMS OF SALE: Sale of the Property will be made subject to the lien for any and all real estate taxes, whether or not currently due, owing, delinquent or payable, whether paid or are otherwise not currently payable; including especially but not limited to the Lien of Main Street Bank secured by Deed of Trust dated November 29, 2012, and recorded in the Ohio County Clerk’s Office in Deed of Trust Book 1449, at page 211; and further, sale of the subject interest in the Property is subject to any and all other liens, encumbrances, or adverse claims of interest which may be superior to the lien of the Deed of Trust being foreclosed upon or the title of Trustee hereunder. The Property will be conveyed “As Is”, without warranty or representation, express or implied, as to title, physical condition, environmental condition or any other adverse condition which might affect merchantability, marketability, fitness or use of the Property. CASH IN HAND or CERTIFIED FUNDS (Certified Check) in full in the amount of the successful bid or bids on the day of the sale is required for any bidder to purchase the subject Property.
