The undersigned Substitute Trustee, by virtue of the authority vested in it by the certain Deed of Trust dated March 13, 2009, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 459 at Page 505, Sonny L. Howell and Amanda J. Howell did convey unto Thomas R. Ross II, Trustee, certain real property described in said Deed of Trust, and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a substitution of Trustee recorded in the aforesaid Clerk’s Office, and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia on
July 5, 2022, at 3:00 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the 16- Roaring Creek District, Randolph County, West Virginia, and more particularly described as follows:
That certain parcel of real estate situate in the Roaring Creek District, Randolph County, West Virginia, including a 1994 Mobile Home, Make/Body NORS/FH VIN Numbers N02006239TNA and N02006239TNB, lying on the northwest side of Secondary 5/3, more particularly described as follows:
Beginning at 5/8″ iron at right of way of Secondary 5/3, S. 44 – 07 W. 81.0 feet to 5/8″ iron rod,
Thence leaving right of way N. 14 – 06 W. 267.0 feet to point,
Thence N. 47 – 33 E., 201.58 feet to a point,
Thence S. 10 – 10 E., 267.0 feet to right of way line of Secondary 5/3,
Thence with right of way line of Secondary 5/3, S. 45 – 09 W., 105.0 feet to the place of beginning, containing 1.00 acres, more or less, as surveyed in March, 1995.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of HC 61,Box 53B, Coalton, WV 26257.
And BEING the same real estate which was conveyed to Sonny L. Howell and Amanda J. Howell, by Deed dated March 13, 2009, from William M. Miller, Jr. and Rebecca A. Miller, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 532 at Page 238.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
