The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 13, 2013, and duly recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book 1562, at Page 372, David A. McNabb did convey unto Teays Valley Trustee, LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Ohio County Courthouse, in Wheeling, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Bethlehem District, Ohio County, West Virginia, and more particularly described as follows:
The following described real estate, situate in the Village of Bethlehem, Center-Webster-Ritchie District, Ohio County, West Virginia, and more particularly described as follows, to-wit:
Beginning at an iron pin in the southerly line of a lane, 20 feet wide, which said iron pin is located North 56 degrees 54′ East 383.33 feet from an iron pin at the most westerly corner of Lot Number One Hundred Twelve (112), as shown on the Map of Glenridge, of record in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 282, at page 229, and which said iron pin, the beginning point of the tract hereby conveyed, is also located at the northwesterly corner of the parcel conveyed by Dan L. Kovacevich and wife, to Rosa M. McCabe, by deed dated June 26, 1951, and recorded in the-aforesaid Clerk’s Office in Deed Book 334, at page 259; thence from said beginning point and with the west line of the above mentioned Rosa M. McCabe parcel South 33 degrees 06′ East 137.93 feet to an iron pin the northerly line of a street; thence with said Northerly line of said street South 55 degrees 52′ West 66.67 feet to an iron pin at the southeasterly corner of a parcel conveyed by Dan L. Kovacevich and wife to Francis G. White and Hilda White, by deed dated November 3, 1951, and of record in the aforesaid Clerk’s office in Deed Book 338, at page 160; thence North 33 degrees 06′ West 139.13 feet with the east line of said White parcel to the southerly line of said 20 foot lane; thence with the southerly line of said lane North 56 degrees 54′ East 66.67 feet to the place of beginning, being a parcel fronting 66.67 feet on said 20 foot lane and extending southeastwardly therefrom, with equal width, but unequal depth, to the above mentioned street.
Excepted therefrom is the following described parcel that was conveyed to West Virginia Department of Highways, a corporation, by John DiBernardi and Rose DiBernardi, his wife, by deed dated April 26, 1971, and of record in the aforesaid Clerk’s office in Deed Book 524, at page 277; Non Controlled Access Right of Way – Beginning at a point in the division line between George J. and Louise A Jacobs and John and Rose DiBernardi, said point being 352 feet radially left of centerline station 115 + 68, Project No. I 470-1 (3) 0; thence, with said division line, northwesterly 36 feet to a point in the proposed southern permanent drainage easement line, said point being 381 feet radially left of centerline station 115 + 45; thence, with said proposed easement line, northeasterly, 75 feet (more or less) to a point in the division line between Rose M. McCabe and George J. and Louise A. Jacobs, said point being 395 feet radially left of centerline station 116 + 24; thence, with said division line, southeasterly, 15 feet to a point in the existing northern right of way line of Willow Lane, said point being 385 feet radially left of centerline station 116 + 42; thence with said right of way line southwesterly, in reverse centerline direction, 71 feet (more or less) to the place of beginning and containing 1,733 square feet (more or less). At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of

Wheeling, WV
26003-4824.
AND BEING the same real estate which was conveyed to David A. McNabb and Helen M. McNabb by Deed
dated December 19, 2008, from Carla M. Yaglou and William E. Yaglou, and recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 790 at Page 624. The said Helen M. McNabb passed away from this life on April 17, 2014, as evidenced by a Death Certificate recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, thereby vesting fee simple title in David A. McNabb.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
