NOTICE OF TRUSTEE’S SALE
Notice is hereby given that by virtue of the
authority under that
certain deed of trust
executed by Gregory Scott Anderson and Kaitlyn M. Anderson, to James C. Gardill, Trustee dated May 3, 2018, and recorded in the office of the Clerk of the County Commission of Wetzel County, West
Virginia, in Trust Deed Book 409, at page 919, by which was conveyed to said Trustee(s) the hereinafter described real estate to secure the
payment of a certain promissory note set out and described therein, and default having been made in the payment of said note, the undersigned Substitute Trustee(s)
having been appointed Substitute Trustee by an Appointment of Substitute Trustee dated January 31, 2023, and having been
requested in writing by the holder of said note, will sell to the highest and best bidder on April 4, 2023 at 12:45 p.m., at the front door of the
courthouse of Wetzel County, West Virginia, the real estate conveyed by said deed of trust and
situate in New Martinsville Corporation District, Wetzel County, West
Virginia, together with easements, improvements and appurtenances thereunto belonging, and at the time of the signing of the Deed of Trust it was reported that the address was: 246 Duerr Street, New Martinsville, WV 26155 and being more particularly bounded and described therein as
follows:

The following described property, with the
appurtenances thereunto belonging, situate in New Martinsville, Wetzel
County, West Virginia, that is to say:

FIRST: The west one-half of Lot No. Forty (40) in the Duerr Addition to the City of New Martinsville, Wetzel County, West
Virginia, as shown upon the plat of said addition which is of record in the office of the Clerk of the County Commission of Wetzel County, West
Virginia, in Plat Book 1, at page 46, and that portion of said lot or parcel being bounded and described as follows:

Beginning at a corner of Lots Nos 38 and 40 on Duerr Street, thence in a northerly direction and
dividing lot line of Lots Nos 38 and 40, 130 feet to Kathryn Street, corner of Lots Nos 38 and 40, thence along the south side of Kathryn Street, 30 feet to a stake, thence in a southerly direction
paralleling the line separating Lots 38 and 40, 130 feet to Duerr Street, thence along the north side of Duerr Street, 30 feet to the place of
beginning.

SECOND: Beginning at a stake, corner of said above described lot in line of Duerr Street, thence in a westerly direction and parallel with said Duerr Street, 10 feet to a stake, thence in a northerly
direction and parallel with line of said above Lot No. 40, 130 feet to a stake in Kathryn Street, thence with line of said Kathryn Street in an easterly
direction 10 feet to a corner of Lot No. 40, thence with line of said lot in a southerly direction 130 feet to the place of beginning, and being part of Lot No. Thirty-eight (38) on the plat of Duerr’s
Addition, hereinbefore mentioned.

Being the same property that was conveyed unto Gregory S. Anderson and Kaitlyn M. Anderson,
husband and wife, by
Lynna A. Kinney, by deed dated the 3rd day of May, 2018, and recorded in the office of the Clerk of the County Commission of Wetzel County, West
Virginia.

This conveyance is made subject to all reservations, exceptions, grants of rights of way and
easements made by
grantors and their
predecessors in title as recorded in the said Wetzel County Clerk’s
Office in Deed Book 469, at page 496.

This sale is made
subject to any special
assessments, unpaid taxes, easements,
conditions, reservations and restrictions affecting the aforesaid real estate.
The property will be conveyed in an “AS IS” condition by Deed
containing no warranty, express or implied,
subject to all property taxes, prior Deeds, liens, reservations,
encumbrances,
restrictions, rights of ways, easements, covenants, conveyances and
conditions of record in the Clerk’s office or affecting the subject property.
Pursuant to the terms of said deed of trust, the Substitute Trustee(s) may postpone the sale by
public announcement at the time and place
designated for the sale. The West Virginia
Housing Development Fund or its designee may purchase the property at any sale.
The Substitute Trustees shall be under no duty to cause any existing tenant or person
occupying the property to vacate said property, and any personal property and/or belongings
remaining at the property after the foreclosure sale will be deemed to
constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
TERMS OF SALE: Ten percent (10%) of the purchase price as a
deposit with the balance due and payable within 30 days of the day of the sale.
