TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated September 29, 2017, and duly recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book 1553, at Page 134, Sonny R. Baxter did convey unto John E. Gompers, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Ohio County Courthouse, in Wheeling, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Wheeling District, Ohio County, West Virginia, and more particularly described as follows:
The following described property, situated in the City of Wheeling, Edgewood Street, Woodsdale District, Ohio County, West Virginia, and described as follows Unit No 201, Building No C, also known as Apartment No C-201, as set forth in the Declaration of Edgewood Club Condominium, a condominium, recorded in the office of the Clerk of the County Court of Ohio County, West Virginia, in deed Book No 590, at page 546, and as shown on the Declaration Plan of Edgewood Club Condominium, recorded in said County Clerk’s Office in Plat Book No 4, at page 30, together with an undivided 3.95% interest in the common and limited common elements of all parts of the Condominium Property not included with the boundaries of said Unit No C-201. There is also granted the east on-half of the east garage on the ground floor of Building C.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 98 Edgewood Street Unit C-201, Wheeling, WV 26003.
AND BEING the same real estate which was conveyed to Sonny R. Baxter, by Deed dated September 25, 2017, from Clark A. Jones and Kimberly Jones, and recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 925, at Page 725.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
