Notice is hereby given that the undersigned Substitute Trustee, appointed by document dated October 13, 2022, and of record in the Office of the Clerk of the Wetzel County Commission in Deed of Trust Book 448, at page 853, will sell at public auction to the highest bidder on:
August 12, 2024, at 11:00 a.m.,
at the front door of the Wetzel County Courthouse, 200 Main Street, New Martinsville, West Virginia, that certain property conveyed by Sheri L. Morris & Joseph M. Morris, to Ronal W. Rush, original Trustee, recorded in Wetzel County Deed of Trust Book 421, at page 262, and re-recorded in Deed of Trust Book 423, at page 521, and being described as follows:
The following described property, with appurtenances thereunto belonging, situate in the City of New Martinsville, Wetzel County, West Virginia, that is to say:
FIRST: A part of Lot Number Seventy-One (71) in Stender’s Addition to the City of New Martinsville as follows: Beginning at a stake in the line of Lot Number 71, which fronts on Locust Street and extending 45 feet in an easterly direction with said Locust Street to the west line of Lot Number 70, to Nelson Martin property; thence in a westerly direction with said Martin property line to a stake in a northerly directions across Lot Number 71 to the beginning.
SECOND: A certain parcel of land situate in the vicinity of which is known as Stender’s Addition to the City of New Martinsville, West Virginia, bounded and described as follows, to-wit: Beginning at a stake 5 feet from the extreme southwest corner of Lot Number 71, formerly owned by E. J. Oneacre; thence in an easterly direction 45 feet with said boundary of Lot Number 71, to a stake to Lot Number 70; thence in a southerly directions 10 feet to a stake in line of Joseph W. Martin; thence in a westerly direction 45 feet to a line parallel with 10 feet away from the 45 foot line first mentioned to a stake in line of Mary C. Martin; thence in a northerly direction 10 feet to the beginning.
Being the same property conveyed to Sheri L. Morris by Kathy Lynn Morris Caldwell and Joseph Matthew Morris, by Deed dated February 19, 2019, and recorded in Wetzel County Deed Book 470, at page 361.

The terms of the sale will be as follows: Cash in hand on the day of sale. Sale of said property will be made subject to: (1) All prior exceptions, reservations, rights of way, easements, conditions, covenants, restrictions, leases and other servitudes of record if any pertaining to said real estate; (2) any and all unpaid taxes assessed against said property; (3) the subject property will be sold in “as is” condition; (4) the Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property; (5) the Substitute Trustee will deliver a Substitute Trustee’s Deed to the purchaser without any covenant or warranty (expressed or implied) in the form prescribed by West Virginia Code Chapter 38-1-6. The Substitute Trustee makes no representations and warranties about the title of the real estate to be conveyed.
Any sale hereunder may be adjourned from time to time without notice other than oral proclamation at the time and place appointed for the sale. The Substitute Trustee reserves the right to reject any or all bids. Additional terms and conditions shall be announced at the sale.
Any sale hereunder in which the property is encumbered by Federal Tax Liens will be subject to the 120-day redemption period pursuant to 26 U.S.C.A. 7424(d).
