property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee
recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the
undersigned Substitute Trustee having been
instructed by the secured party to foreclose thereunder, will offer for
sale at public auction at the front door of the Wetzel County
Courthouse, in New
Martinsville, West Virginia, on

All of that certain lot, tract, or parcel of real estate,
situate in New
Martinsville Corp. District, Wetzel County, West
Virginia, and more
particularly bounded and described as follows:
PT LOTS 1-2 NUZUM ADD BROOKLYN RESIDENCE
And more fully described in prior Deeds as follows: The east one-half (1/2) of Lots Numbers One (1) and Two (2) in the Nuzum
Addition to the Town of Brooklyn, (now New
Martinsville), West
Virginia, said eastern one-half (1/2) of said Lots Numbers One (1) and Two (2) fronting on
Commercial Street in the City of New Martinsville, as laid down, designated and described on the recorded plat of said
addition of record in the Office of the Clerk of the County Commission of Wetzel County, West
Virginia, in Deed Book 18, at Page 476.
At the time of the
execution of the Deed of Trust, this property was reported to have a mailing address of 111
Commercial Street, New Martinsville, WV 26155.
AND BEING the same real estate which was
conveyed to Carl Edward Nelson, by Deed dated February 6, 2023, from Volusia Ventures, LLC, and recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed Book 513, at Page 217.
The above-described
property will be sold
subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS”
condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person
occupying the subject property to vacate said property.
