TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned
Substitute Trustee, by
virtue of the authority
vested in it by that certain Deed of Trust dated June 24, 2021, and duly
recorded in the Office of
the Clerk of the County
Commission of Wetzel
County, West Virginia, in
Deed of Trust Book 438, at Page 582, Chrystal J.
Cooper did convey unto
Cara Stazenski, Trustee,
certain real property
described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office;
and default having been
made under the
aforementioned Deed of
Trust, and the
undersigned Substitute
Trustee having been
instructed by the secured party to foreclose
thereunder, will offer for
sale at public auction at
the front door of the
Wetzel County
Courthouse, in New
Martinsville, West Virginia, on January 22, 2025 , at 12:57 PM
The following described
real estate, with its
improvements, easements and appurtenances
thereunto belonging,
situate in the New
Martinsville District,
Wetzel County, West
Virginia, and more
particularly described as
follows:
First Tract: All of Lot
Number Eighteen (18) as
laid down on the plat of
Clark’s Third Addition to
New Martinsville, which
plat is of record in the
office of the Clerk of the
County Court of Wetzel
County, West Virginia, in
Plat Book 2 at page 6.

Second Tract: Beginning at the Northwest corner of Lot Number Nineteen (19) thence running in a
southerly direction with
Fourth Street, a distance
of 7 feet, thence in an
easterly direction a
distance of approximately 120 feet; thence running
with the eastern boundary of said Lot Nineteen (19) a distance of approximately
6 feet to a corner of lots
numbered nineteen (19) and eighteen (18); thence N. 85 degrees 37′ W. 120
feet to a point in Fourth Street, the place of
beginning and being a part of Lot Number Nineteen (19) as laid down on the
plat of said Clark’s Third Addition to New
Martinsville. No oil or gas wells shall be drilled on the captioned property
and no building shall be
erected thereon within
twenty (20) feet of the
front line of said property.

At the time of the
execution of the Deed of
Trust, this property was
reported to have a mailing
address of 1017 4th
Street, New Martinsville,
WV 26155.

AND BEING the same
real estate which was
conveyed to Chrystal J.
Cooper, by Deed dated
June 22, 2021, from
Rebecca Mullett, and
recorded in the Office of
the Clerk of the County
Commission of Wetzel
County, West Virginia, in
Deed Book 486, at Page
348.
The above-described
property will be sold
subject to any covenants,
restrictions, easements,
leases and conditions of
record, and subject to any
unpaid real estate taxes.
The subject property will
be sold in “AS IS”
condition. The Substitute
Trustee shall be under no duty to cause any existing tenant or person
occupying the subject
property to vacate said
property.
TERMS: Ten percent
(10%) of the purchase
price as a deposit with the balance due and payable
within 30 days of the day
of sale.
