TRUSTEE’S SALE
TO: JAMES R. GLASPELL, JR. and
SUSAN V. GLASPELL
Pursuant to the authority of that certain Deed of Trust executed by James R. Glaspell, Jr. and Susan V. Glaspell to Ronal W. Rush, Trustee for Bayer Heritage Federal Credit Union, dated July 11, 2014, and of record in the Office of the Clerk of the County Commission of Marshall County, West Virginia, in Trust Deed Book 944, at Page 541, and by those certain Appointment of Substitute Trustees recorded in the aforesaid County Clerk’s office in Trust Deed Book 1136, at Page 408 whereby Trista R. Campbell, Esq. was appointed as Substitute Trustee under said Deed of Trust, and said Trustee having been instructed by the owners and holders of the notes evidencing said obligations to advertise and sell the property hereinafter described pursuant to the terms and provisions of said Deed of Trust, the undersigned Trustee will, on the 31st day of March, 2025, at 10 o’clock a.m. at the front door of the Courthouse of Marshall County, West Virginia, offer for public sale to the highest bidder, the following described real estate, together with the improvements thereon, situate in the City of McMechen, in McMechen District, Marshall County, West Virginia, more particularly bounded and described as follows:
Beginning at a point in the South line of Fourteenth Street, at the Northwesterly corner of a lot conveyed by Homer W. Dove, et ux, to Gary D. Hoskins, et ux, by deed dated April 17, 1967, and recorded in the Office of the County Clerk of said Marshall County in Deed Book N. 390, at Page 381; which said beginning point is also located South 81 degrees 17′ East 130 feet from the intersection of the east side of Garfield Street with the South side of Fourteenth Street; thence from said beginning point and with the Hoskins West lien South 8 degrees 43′ West 108 feet to a point in the North line of an alley; thence with the North line of said alley North 81 degrees 17′ West 130 feet; thence North 8 degrees 43′ East 130 feet to the place of beginning, being part of a tract 4 as shown on Plat of J.L. McMechen Heirs Home Place of record in the Office of said County Clerk in Plat Book no. 2, at Page 68.
TERMS OF SALE: Cash or certified funds at the sale. The successful bidder shall pay all excise taxes, recording fees, and real property taxes connected and associated with the sale of such property.
Such property shall be conveyed by the undersigned Substitute Trustees “as is”, “where is”, with no covenants of warranty of title, subject to any and all exceptions, reservations, covenants, restrictions, agreements, municipal zoning ordinances, land use regulations, assessments, charges, conditions, rights of way, easements, mineral severances, and limitations of use as have been imposed upon such property by the predecessors in title, subject to any and all matters which a visual inspection and accurate survey of such property might reveal.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale or by posting of a notice of the same. Should the Trustees not appear at the time appointed for the sale and there is no notice posted of a continuance, please contact the office of the Trustee to make further inquiry. Any sale may be conducted or adjourned by the designated agent or attorney of the Trustee. The undersigned reserves the right to reject any or all offers. Should any party have any inquiries, objections to the sale or protests regarding the sale, or requests regarding the sale, please notify the Trustee in writing to the address set forth below.
