Notice is hereby given that pursuant to the authority of that certain Deed of Trust executed by William D. Haught, to theTrustee as therein named for said Lender, said Deed of Trust bearing date of the 22 nd day of January, 2007, and of record in the Office of the Clerk of the County Commission of Wetzel County, West
Virginia, in Trust Deed Book No. 330, at Page 61, and
default having been made in the payment of
theindebtedness secured by the aforesaid Deed of Trust, and further, said Lender having executed and recorded an Appointment of Substitute Trustee
appointing and substituting Keith J. Pappas as
the Trustee of the aforereferenced Deed of Trust
instrument, and that the said Trustee has been formally
instructed by said Lender, the owner and holder of the Adjustable Rate Note evidencing said indebtedness, to advertise and sell the property as hereinafter described, on the terms and provisions as more particularly set forth in said Deed of Trust. Therefore, I, Keith J.
Pappas, the undersigned Trustee, will on Wednesday, the 30 th day of April, 2025, at 1:30 p.m. , offer for public sale to the highest bidder, for cash, at the main entrance of the Wetzel County Courthouse, situate at 200 Main Street, New Martinsville, West Virginia, the real estate as conveyed by said Deed of Trust and therein described as follows, to wit:
All that certain parcel of real estate, together with the buildings and improvements thereon and the
appurtenances thereunto belonging, situate, lying on Stout Run Road near Stout Run in Grant District, Wetzel County, West Virginia, with a known address of 753 Stout Run Road, Smithfield, WV , more particularly bounded and described as follows:
BEGINNING at a 5/8″ rod set above William Haught’s driveway at a corner to land remaining to Leroy R. Haught, then with and binding on the aforesaid
remaining land, S. 29 24′ W. 15.52 feet to a nail set in the pavement center of Stout Run Road, thence with the pavement center of Stout Run Road for six (6) lines as
shown on Drawing No. 2005-10830 which is made a part of this description, N. 57 59 W. 125.24 feet to a set nail, thence N. 67 50′ W. 47.71 feet to a set nail, thence N. 75 33′ W. 78.85 feet to a set nail, then N. 65 56′ W. 104.88 feet to a set nail, then N. 54 45′ W. 48.13 feet to a set nail, thence N. 41 54′ W. 41.80 feet to a point in Stout Run Road (said point being N. 37 45′ E. 9.40 feet from an existing 2″ pipe on the lower side of the road) then with and binding on Coastal Lumber Company, N. 37 45′ E. 159.23 feet to a point in the original line at a corner to land remaining to Leroy R. Haught, then with and binding on land remaining to Leroy R. Haught two (2) lines; S. 49 43′ E. 100.33 feet (passing through the center of an existing mine bolt at 6.84 feet) to a set 1/2″ rod, thence S. 41 24′ E. 337.64 feet to the beginning, containing 0.979 acre, more or less. As more
particularly shown on a plat as surveyed by Henry M. Parsons, West Virginia Licensed Surveyor No. 98, of record in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed Book 400, at Page 233.
And being the same real estate conveyed to William D. Haught from Leroy R. Haught and Gladys B. Haught, by deed dated the 19 th day of July, 2005, of record in said Clerk’s office in Deed Book No. 400, at Page 231.
