TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the
authority vested in it by that certain Deed of Trust dated June 7, 2002, and duly recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed of Trust Book 279, at Page 509, Frances Lee Arnolds and Mary F. Arnolds did convey
unto Susan L. Petrella and Logan Hassig, Trustees,
certain real property described in said Deed of Trust; and the beneficiary has selected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default
having been made under the aforementioned Deed of
Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the
Wetzel County Courthouse, in New Martinsville, West Virginia, on May 2, 2025, at 12:30 PM
The following described real estate, with its
improvements,easements and appurtenances thereunto belonging, situate in the Green District, Wetzel County, West Virginia, and more particularly described as follows:
The following described property with the
appurtenances thereunto belonging, situate in Green District, Wetzel County, West Virginia, that is to say:

FIRST: Beginning at a stake corner to Phil S. Edgell, thence N. 52
W. 157.5 feet to a stake, thence N. 40 40′ E 172.2 feet to a
stake; thence N. 29 25′ E 28 feet to a stake; thence N 51 47′ W
142.43 feet to a stake; thence S 38 W. 300 feet to a stake; thence
S. 52 E 254 feet to a stake; thence S. 61 32′ E 109.07 feet to a
stake, containing 1.295 acres, according to survey of J. Herbert
Higginbotham, Surveyor, dated March 21, 1970, a plat of which is
of record in the office of the Clerk of the County
Commission of Wetzel County, West Virginia, in Deed Book 257, page 102.

SECOND: Beginning at an iron pin set in concrete at the
northwest corner of the said Howard Warner 1.295 acre tract of
land, thence by an extension of the western line of the said Warner tract of land N 52 00′ W 30 feet to a point, thence parallel to the northern line of the said Warner 1.295 acre tract of land N 38 00′ E 300.11 feet to a point, thence S 51 47′ E 30 feet to an iron pin set in concrete at the northeast corner of the said Warner tract of land, thence with the north line of the same S 38
00′ W 300 feet to the beginning, containing .206 acres, more or less, according to survey of Herbert
Higginbotham, Surveyor,
dated April 17, 1971.

There is further granted herein, a 14 foot wide right of way of way for ingress, egress and regress over and across a .36 acre parcel and a 0.72 acre parcel as set forth in right of way deed dated June 5, 2002, and recorded in the Wetzel County Clerk’s Office in
Miscellaneous Book 81, page 63, which right of way provides access from the above described 1.295 acre parcel of real estate to Main Street in Reader, Green District, Wetzel County, West Virginia.

This conveyance is subject to 20 foot wide right of way for ingress, egress and regress over and across the above described 1.295 acre parcel of real estate, along the westerly boundary line of said parcel which right of way commencing at an iron pin set in concrete at the southwesterly corner of said 1.295 acre parcel as shown on a plat of said parcel recorded in Deed Book 261, page 113, thence 52 00′ E 137 feet, more or less, to a 2″ iron pin in said line as set forth on the aforesaid plat, this right of way being granted to Terrell K. Haught and Lula D. Haught, husband and wife, by right of way deed dated the 5th day of June, 2002, and recorded in the said Wetzel County Clerk’s Office in Miscellaneous Book 81, page 63.

Being the same property conveyed unto Frances Lee Arnolds and Mary F. Arnolds, husband and wife, by Connie S. Willey, et al, by deed dated the 6th day of June, 2002, and recorded in the office of the Clerk of the County Commission of Wetzel County, West Virginia, simultaneously with this deed of trust.

This conveyance is made subject to all reservations,
exceptions, grants of rights of way and easements made by the grantors and their predecessors in title as recorded in the said Wetzel County Clerk’s Office

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 293 Gorby Addition, Reader, WV 26167.

AND BEING the same real estate which was conveyed to Frances Lee Arnolds and Mary F. Arnolds, by Deed dated June 5, 2002, from Connie S. Willey, Roger A Warner, Victoria L. Sequin, Kathy I. Smearman and
Patricia A. Spencer, and recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed Book 379, at Page 187. The above-described property will be sold subject to any
covenants, restrictions, easements, leases and
conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
