Marker did convey unto Teays Valley Trustees LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mineral County Courthouse, in Keyser, West Virginia, on July 6, 2026, at 8:02 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Frankfort District, Mineral County, West Virginia, and more particularly described as follows: All that certain tract or parcel of real estate situate, lying and being on the North side of West Virginia Route 28, and being Lot No. 19, Section One, of Windover Hills Subdivision, situate in Frankfort District, Mineral County, West Virginia, as shown on that certain Plat of Subdivision of Windover Hills, prepared by David G. Vanscoy, PE, dated October 12, 1990, which said Plat is of record in the Office of the Clerk of the County Commission of Mineral County, West Virginia, in Plat Book 5, at Page 199 (Slide 19-B), and which said Plat is incorporated herein by reference for any and all proper and pertinent purposes, including a more particualr metes and bounds description of said real estate. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 262 Windover Drive, Fort Ashby, WV 26719. AND BEING the same real estate which was conveyed to Dylan T. Marker and Shyloe E. Marker, by Deed dated July 10, 2024, from Thomas L. Michaels and Chari Rae Michaels, and recorded in the Office of the Clerk of the County Commission of Mineral County, West Virginia, in Deed Book 409 at Page 186. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
