NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated April 27, 2022, from Michael Charles Tomblin and Candy Kay Tomblin to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Lewis County, West Virginia in Trust Deed Book No. 462, at page 69, securing a promissory note in the principal amount of $152,686.92, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Lewis County Courthouse in Weston, West Virginia, on August 5, 2025 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all those two (2) certain tracts, lots or parcels of land, together with improvements thereon and the appurtenances thereunto belonging, situate in Hacker’s Creek District, Lewis County, West Virginia, and being more particularly bounded and described as follows: FIRST TRACT: That certain lot or parcel of land situate in “The Harrison, Wells & Arnold Subdivision Louie Park, an Addition to Weston, W.Va.”, and being Lot No. 40 in said subdivision, fronting on John and Center Streets as designated on a Plat of said subdivision made by M.L.B. Linger, Engineer, and recorded in the Office of the Clerk of the County Commission of Lewis County, Wet Virginia, in Plat Book 1 at page 165, to which plat reference is here made for all further and more definite description of said property. SECOND TRACT: That certain lot or parcel of land situate in “The Harrison, Wells & Arnold Subdivision Louie Park, an Addition to Weston, W.Va.”, and being Lot No. 39 in said subdivision, fronting on John and Center Streets, as designated on a Plat of said subdivision made by M.L.B. Linger, Engineer, and recorded in the Office of the Clerk of the County Commission of Lewis County, West Virginia, in Plat Book 1 at page 165, to which plat reference is here made for all further and more definite description of said property. Being the same real estate conveyed to Charles Tomblin, also known as Michael Charles Tomblin, and Candy Tomblin from Charles Tomblin by deed dated June 22, 2017, recorded in the Office of the Clerk of the County Commission of Lewis County, West Virginia, in Deed Book 721 at page 946. There is expressly reserved and excepted from said tract or parcel such of the coal, oil, gas and other mineral and appurtenant mining, drilling, leasing, operating, development and removal rights and privileges as have been heretofore reserved and excepted or sold and conveyed away by the party of the first part or prior owners by deeds of record in the aforesaid Clerk’s Office, reference to which is hereby made for all pertinent purposes; however, any and all right, title and interest of first party in and to the coal, oil, gas, and other minerals and appurtenant mining, drilling, leasing, operating, development and removal rights and privileges in, upon and underlying said tract or parcel are hereby conveyed by party of the first part to the party of the second part. This conveyance is made subject to all rights of way and easements affecting said premises of record in said Clerk’s Office, if any, and is further made subject to such rights of way, easements and other maters which would be disclosed by a visual inspection of the premises herein conveyed.
