NOTICE OF TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated January 28, 2005, executed by the Borrower(s), Dorothy L. Yeater and Timothy T. Yeater, to R. Vance Golden III, the Trustee, of record in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Book 524, at Page 328. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 205 Wetzel St., Weirton, WV 26062. Pill & Pill, PLLC was appointed as Substitute Trustee by an APPOINTMENT OF SUCCESSOR TRUSTEE dated March 14, 2024, of record in the Clerk’s Office in Book 899, at Page 1105. The Borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Hancock County, in New Cumberland, West Virginia, on the following date:
August 20, 2025, at 9:04 a.m.
All those certain lots or parcels of real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate, lying and being in Weirton (formerly Butler) District, Hancock County, West Virginia, and more particularly described as follows:
Parcel #1
All those certain lots or parcels of land situate in the City of Weirton, in the District of Butler, in the County of Hancock, in the State of West Virginia, known and designated as Lot Number Twenty-One (21) and Lot Number Twenty-Two (22) in that certain plan of lots entitled Orchard Park, which said plan of lots is of record in the Office of the Clerks of the County Court of Hancock County, West Virginia, in Plat Book No. 1, at pages 135, 136, and 137.

All that certain piece of land situate in Weirton, Butler District, Hancock County, West Virginia, known and designated as part of Lot 23 of Orchard Park Plan of Lots, the plat of which is recorded in Plat Book 1, pages 134 thru 137 and more particularly described as follows:
Beginning at the most Southerly Corner of Lot 23; thence along the East line of S. 14th Street N. 25 deg. 35` W 15 feet to a point in a fence; thence through Lot 23 and along the fence N. 80 deg. 35` E. 9.25 feet to a point in the West line of Lot 22; thence with said line S. 10 deg. 20` W. 14.72 feet to a place of beginning.
Being a part of Lot 23 Deed Book 188, page 267.
AND BEING all of the same real estate conveyed unto Timothy T. Yeater and Dorothy L. Yeater by Deed dated the 14 th day of July, 1995, from Walter A. Angelini and Sheila C. Angelini, and recorded in the Office of the Clerk the County Commission of Hancock County, West Virginia, in Deed Book 231, at Page 332.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code Section 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
