NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated April 24, 2023, from Kimberly Lynn Allen and Michelle Renee Allen to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Mason County, West Virginia in Trust Deed Book No. 497, at page 784, securing a promissory note in the principal amount of $215,250.76, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Mason County Courthouse in Point Pleasant, West Virginia on October 24, 2025 at 3:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all that certain lot, tract and parcel of land, together with the improvements thereon and the appurtenances thereunto belonging as follows: All that certain lots, pieces or parcels of real estate, situate in Hannan District, Mason County, West Virginia, and more fully designated as Lots 5, 6, 7, 8, 9 and 10 of Basswood Acres Subdivision, Hannan District, Mason County, West Virginia, as designated and shown on that certain plat prepared by Duane K. Bowers, dated June 30, 2003, and of record in the Office of the Clerk of the County Commission of Mason County, West Virginia, in Map Slide 204 B. For a more particular description reference is made thereto. Thie conveyance is made expressly subject to that certain “Declaration of Covenants, Conditions, Restrictions, Reservations, and Easements For All Dedicated Sections of Basswood Acres Subdivision, Hannan District, Mason County, West Virginia”, dated November 8, 2010, being of record in the aforesaid Clerk’s Office in Miscellaneous Book 6, at Page 155 as amended in Miscellaneous Book 7 at page 115. Together with a certain 2023 CMH Manufactured Home, Serial No. CAP040385TNAB. Being the same property conveyed from Candice Jean Settle and Derek Preston Settle to Kimberly Lynn Allen and Michelle Renee Allen by Deed dated April 21, 2023, of record in the aforesaid Clerk’s office in Deed Book No. 466, at page 385.
