The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 8, 2023, and duly recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed of Trust Book 897, at Page 1251, Dakota Holbrook did convey unto J. Christopher Gardill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hancock County Courthouse, in New Cumberland, West Virginia, on

PARCEL NO. 1: All that certain parcel of land situate in the City of Chester, County of Hancock, State of West Virginia, and bounded and described as follows:
Lot No. 9 in the plan of lots laid out by McCoy and Miller, which plan of lots is recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, and said lot fronts Ninety Four and One Hundred and Seventy Seven Thousandths (94.177) feet on the Second Street and Forty Seven and Ninety Four Hundredths (47.94) feet on the Montana Avenue, thence Eighty One and Six Hundredths (81.06) feet to a point on Second Street.

Being the same property conveyed by Quit Claim Deed from Brandy L. Cashdollar to John M. Cashdollar dated December 21, 2018 and filed for record in Volume 861, at Page 1046 of the Official Records of Hancock County, West Virginia.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 540 2nd Street, Chester, WV 26034.
AND BEING the same real estate which was conveyed to Dakota Holbrook, by Deed dated November 8, 2023, from John M. Cashdollar and Nicole Erwin, and recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed Book 897, at Page 1248.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
