TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 5, 2022, and duly recorded in the Office of the Clerk of the County Commission of Preston County, West Virginia, in Deed of Trust Book 652, at Page 499, Nicholas James Tice and Megan Ann Tice did convey unto J. Christopher Gardill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Preston County Courthouse, in Kingwood, West Virginia, on December 9, 2025, at 9:30 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Brandonville Corporation District, Preston County, West Virginia, and more particularly described as follows: All that certain tract of land, together with the improvements thereon and appurtenances thereto belonging, known as Lot Number 14, Main Street, in the Town of Brandonville, in Preston County, West Virginia, and being more particularly bounded and described follows: Adjoining lot (now or formerly) of I.N. Adey on the west; Mill Street on the east; Back Street on the north and Main Street on the south; containing one-fourth (1/4) acre, more or less, and being the same real estate conveyed to the Grantor herein by Audy E. Burrows by Deed dated August 15, 2022, to be recorded prior to or simultaneously herewith in the office of the Clerk of the County Commission of Preston County, West Virginia, in Deed Book 653, at page 28. This conveyance is subject, however, to any and all exceptions, reservations, outconveyances, easements, encumbrances of record in said Clerk’s office. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 92 W. Main Street, Burceton Mills, WV 26525. AND BEING the same real estate which was conveyed to Nicholas James Tice and Megan Ann Tice, by Deed dated August 15, 2022, from Audy E. Burrows, and recorded in the Office of the Clerk of the County Commission of Preston County, West Virginia, in Deed Book 854, at Page 977. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
