The undersigned Substitute Trustee, by virtue of the
authority vested in it by that certain Deed of Trust dated October 28, 2011, and duly recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed of Trust Book 358, at Page 444, Patrick L. Gump and Amanda J. Gump did convey unto Capital Funding Title Agency, Trustee, certain real property described in said Deed of Trust; and the
beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer
for sale at public auction at the front door of the Wetzel County Courthouse, in New Martinsville, West Virginia, on
January 15, 2026, at 12:18 PM
The following described real estate, with its
improvements, easements and appurtenances
thereunto belonging, situate in the Pine Grove
Corporation District, Wetzel County, West Virginia,
and more particularly described as follows:
Parcel 1:
The following described real estate, situate in Pine Grove, Wetzel County, West Virginia, and being all of Lot Number Twenty-Two (22) in the I. B. Alley new addition to the Town of Pine Grove, Wetzel County, West Virginia, a plat of said addition being of record in the Office of the Clerk of the County Court of Wetzel County, West Virginia in Plat Book No. 1 at page 82, to which
reference is here made.
It is understood by the parties hereto that one-half (1/2) of the oil and gas royalty has heretofore been conveyed and is excepted and reserved and not conveyed hereby.
Parcel 2:
The following property, with the appurtenances
thereunto belonging, situate in the I. B. Alley New Addition to the Town of Pine Grove, Green District, Wetzel County, West Virginia that is to say:
Beginning at an iron stake at the Northeast corner of Lot Number Twenty-Three (23) of I. B. Alley’s New Addition to the said town of Pine Grove; thence up the hill N. 24 1/2 W. 110 feet to an iron stake; thence S. 65 1/2 W. 120 feet to an iron stake corner to T. B. Wiley and with his line So. 9 E. 110 feet to an iron stake; thence N. 65 1/2 E. 120 feet to the beginning containing 1/4 of an
acre, more or less.
The above-described property is commonly known as: HC60, Box 37, Pine Grove, WV 26419.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of HC 60 Box 37, Pine Grove, WV 26419.
AND BEING the same real estate which was conveyed to Patrick L. Gump and Amanda J. Gump, by Deed
dated October 25, 2011, from Kenneth O. Kirkland, and recorded in the Office of the Clerk of the County
Commission of Wetzel County, West Virginia, in Deed Book 428, at Page 856. The above-described property will be sold subject to any covenants, restrictions,
easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said
property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
