TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated August 15, 2012, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Document No. 201200038674, in Book No. 1247, at Page 1235, Thomas E Knisely did convey unto Alan E. South, Attorney at Law, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by GITSIT Solutions, LLC, not in its individual capacity but solely in its capacity as Separate Trustee of GV Trust 2025-1 to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse in Clarksburg, West Virginia, on February 25, 2026 at 12:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 05 – Clay-Outside District, Harrison County, West Virginia, and more particularly described as follows: All of that certain lot or parcel of real estate, subject to the exceptions and reservations hereinafter set forth, situate in Clay District, Harrison County, West Virginia, and which real estate is more particularly bounded and described as follows: Lot 2 – Beginning at a one-half inch iron pin set on West Virginia Secondary Route 12, thence leaving said pin and proceeding along said route, S. 35 degrees 00 minutes 00 seconds W. 150.00 feet to a one-half inch iron pin located on said route; thence leaving said route and proceeding N. 53 degrees 00 minutes 03 seconds W. 149.70 feet to a one half inch iron pin; thence leaving said pin and proceeding N. 35 degrees 18 minutes 22 seconds E. 150.00 feet to a one-half inch iron pin; thence leaving said pin and proceeding S. 53 degrees 00 minutes 03 seconds E. 148.90 feet to the place of beginning, containing 0.51 of an acre; being the same lot referred to as Lot 2 as shown on the map prepared by Nelson McCoy entitled “Plat of Property Sub-Divided for Paul M. McCoy, Clay District, Harrison County, West Virginia, Scale 1″=100′, June 1985, R. Nelson McCoy, LLS No. 110, McCoy Surveying Company, Inc., Monongah, West Virginia,” a copy of which is attached to that certain deed dated August 16, 1985, which is of record in the aforesaid Clerk’s Office in Deed Book No. 1153, at page 490, and incorporated herein for all pertinent purposes. The Grantors further convey unto the Grantees, as aforesaid, to be used as the “set-aside” reserve area needed for septic tank soil absorption systems as an on-site sewage disposal area, the following described lot: Lot 2A – Beginning at a one-half inch iron pin set on a common corner with Lot 2, thence proceeding along the common boundary with Lot 2, S. 35 degrees 18 minutes 22 seconds W. 150.00 feet to a one-half inch iron pin set; thence leaving said pin and proceeding N. 53 degrees 00 minutes 03 seconds W. 30.00 feet to a one-half inch iron pin; thence leaving said pin and proceeding N. 35 degrees 18 minutes 22 seconds E. 150.00 feet to a one-half inch iron pin; thence leaving said pin and proceeding S. 53 degrees 00 minutes 03 seconds E. 30.00 feet to the point of beginning, and being the same lot referred to as Lot 2A on said map or plat by Nelson McCoy referred to herein. Tax ID No: 14270 and 14271 Property Commonly Known As: Route 1 Box 291A, Fairmont, WV 26554 At the time of the execution of the Deed of Trust, this property was reported to have an address of: Route 1 Box 291A, Fairmont, WV 26554. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property. TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale. FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer. Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
