NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated May 24, 2004, executed by the Borrower(s), William Rodney Nose and Kristina Dawn Nose, to Jonathan Nicol, the Trustee, of record in the Office of the Clerk of the County Commission of Taylor County, West Virginia, in Book 224, at Page 659. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of RR 3 Box 301, Grafton, WV 26354, and, upon information and belief, may now be known as 60 Champion Drive, Grafton, WV 26354. Pill & Pill, PLLC was appointed as Substitute Trustee by an APPOINTMENT OF SUCCESSOR TRUSTEE dated January 8, 2026, of record in the Clerk’s Office in Book 429, at Page 190. The Borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Taylor County, in Grafton, West Virginia, on the following date: February 18, 2026, at 2:15 p.m. The following described real estate, together with the improvements thereon and the appurtenances thereunto belonging, being a description of a certain portion of a tract of land further identified as a part of Tax Parcel No. 94 surveyed during the month of February 1995 situate between the existing southern right of way of U.S. Roule No. 119 and northern right of way of old U.S. Route No. 119, located in Fetterman District Taylor County, West Virginia, and more particularly described as follows: FIRST: Beginning at a found corner fence post located on the southern right of way line of U.S. Route No. 119, said beginning point being further identified as the north-western corner of the parcel, thence running with that right of way line, N. 81 degrees 35 19″ E. 136.83 to a point, said point being referenced, S. 81 degrees 35 19″ W. 32.70 from found rebar and power pole described as the north-eastern corner of Tax Parcel No. 94 and also being the north-western corner of the adjoining 0.81 acre tract, thence leaving the right of way line of U.S. Route No. 119 and running with seven new divisions lines through the original parcel along the western edge of an existing 10` wide paved driveway; S. 21 degrees 49 22″ E. 38.97` to a point, thence; S. 24 degrees 47` 29″ E. 43.56 to a point, thence continuing with the western edge of the existing 10` wide paved driveway crossing a small stream; S. 17 degrees 02`21″ E. 113.71 to a point, thence; S. 11 degrees 33` 01″ E. 27.67` to a point, thence; S. 3 degrees 46 30″ E. 18.79` to a point, thence; S. 12 degrees 47` 50″ W. 17.84` to a point, thence; S. 19 degrees 27 25″ W. 48.49′ to a point located in the northern night of way of old U.S. Route No. 119, thence running with a line inside the old northern night of way; N. 85 degrees 37 16″ W. 197.64′ to a found corner fence post located in the western line of the original parcel, thence running with that line, recrossing the small stream, N. 1 degrees 59′ 11″ E. 258.48` to the place of beginning containing a total of 1.20 acres more or less as being the remaining Tax Parcel No. 94 acreage of a subdivision survey of Parcel “B”, completed by D.L. Wheeler & Associated, Inc., Professional Surveyors during the month of February 1995. There is further granted and conveyed a right of way for ingress and egress in and to the hereinbefore described real estate. AND BEING the same real estate conveyed unto William Rodney Nose and Kristina Dawn Nose by Deeds recorded in the Office of the Clerk of the County Commission of Taylor County, West Virginia, in Deed Book 269, at Page 241 and Deed Book 271, at Page 94. TERMS OF SALE: 1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
