PUBLIC LEGAL NOTICE NOTICE OF INTENT TO TRANSFER REAL PROPERTY NOTICE IS HEREBY GIVEN pursuant to the laws of the State of West Virginia and the governing Bylaws of the organization, that CENTERBRANCH ASSEMBLY OF GOD, a West Virginia unincorporated nonprofit association, and its predecessors, (AKA Centerbranch Assembly of God, Inc.) located at 2301 Meadowbrook Mall Road, Bridgeport, WV 26330-9790, intends to transfer all of its right, title, and interest in and to certain real properties located in Harrison County to CENTERBRANCH, INC., a WV non-profit corporation. PURPOSE OF TRANSFER: This transfer is being made to facilitate the formal incorporation of the church and to vest legal title of all assets into the newly formed corporate entity. This transfer will be executed via Quitclaim Deed(s). AUTHORITY FOR TRANSFER: Pursuant to a recent amendment to the Church Bylaws, governance and the authority to manage real property assets have been vested in the Board of Elders. This transfer has been formally authorized by a resolution of the Board of Elders acting as the legal successors and representatives of the congregation. PROPERTY DESCRIPTION: This notice pertains to all real estate holdings currently held in the name of the unincorporated association or its trustees, including but not limited to: 2301 MEADOWBROOK MALL RD BRIDGEPORT, WV 26330 – Parcel ID: 17-16-0268-0068-0000 and further described in Deed Book 1664 at Page 1044 all those two certain lots, tracts or parcels of land, together with all buildings and improvements thereon and appurtenances thereunto belonging situate in the City of Bridgeport, Simpson District, Harrison County, West Virginia, and being more particularly bounded and described as: TRACT 1: Beginning at a point, said point being 15 feet right of centerline station 67+50 of SRC Project 1-79-3(42)132 (Route 24 Relocation); Thence with the northern right of way line of Secondary Route 24, South 80 46′ West 146.20 feet to a point in the northern right of way line of Secondary Route 24 and the eastern line of a 2 foot strip owned by Charles E. Compton; Thence with the eastern line of Compton North 29 52′ East 714.75 feet to a point in the eastern line of Compton and corner to John C. and Barbara Gray; Thence leaving Compton line South 58 34′ 20″ East 163.27 feet to a point; Thence North 36 24′ 10″ East 111.28 feet to a point; Thence North 27 56′ 25″ East 136.95 feet to a point; Thence South 68 14′ 07″ East 103.68 feet to a point; Thence with a line, part of which is contiguous to the dedicated Mall road South 21 10′ 08″ West 175.76 feet to a point; Thence with a curve to the left for a distance of 284.14 feet (said curve having a radius of 343.21 feet, chord bearing South 2 32′ 55″ East chord distance 276.09 feet and a delta angle of 47 26′ 05″) to a point; Thence S 26 15′ 57″ East 29.77 feet to a point; Thence South 2 20′ 48″ East 132.47 feet to a point along the westerly right of way line of West Virginia SRC Project I – 79-3(42)132 (Route 24 Relocation), said point being 70.56 feet right of centerline station 62+21.84 of said SRC Project; Thence with northern right of way line of said SRC Project South 86 51′ 12″ West 78.69 feet to a point, said point being 53.46 feet right of centerline station 62+92.93; Thence North 51 35′ 09″ West 74.85 feet to a point; said point being 95.12 feet right of centerline station 63+48.4; Thence South 83 43′ 37″ West 98.32 feet to a point, said point being 85.2 feet right of centerline station 64+39.2; Thence leaving northern right of way line of SRC Project 1-79-3(42)132 (Route 24 Relocation) North 0 45′ West 92.74 feet to a point; Thence S. 85 50′ W. 185.89 feet to a point; Thence South 13 10′ 33″ W. 125.16 feet to a point in the northern right of way of relocated Route 24, said point being 72.2 feet right of centerline stations 66+44.7 of SRC Project I-79-3(42)132 (Route 24 Relocation) Thence with northern right of way line of said SRC Project South 52 15′ W. 119.83 feet to the beginning, and containing 5.125 acres. There is EXCEPTED and RESERVED from said tract or parcel of land those parts or portions thereof containing 0.02 acre, more or less, 0.05 acre, more or less, 0.53 acre, more or less, 0.03 acre, more or less and 0.35 acre, more or less, as conveyed by TR U Properties, Inc. a Delaware corporation, to the West Virginia Department of Transportation, Division of Highways by a Deed dated June 7, 2001 and of record in said Clerk’s office in Deed Book No. 1332, at page 201. Being same property heretofore conveyed to Grantor by TRU 2005 RE I, LLC, by deed dated March 25, 2019, and recorded in the office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1631, at page 447. TRACT2: BEGINNING at a point in the division line between Sam A. Belcastro, Parcel 10-1 and Toys “R” Us, Inc., Parcel 16, said point being in the northern existing controlled access right of way line of Harrison County Route 24 and 106.5 feet radially right of Harrison County Route 24 relocated centerline at Station 74+84, as shown on Project No. STP-0024(016)E, U317-24-2.76, Meadowbrook Road (1-79 End), Harrison County, West Virginia; Thence, westerly, with said northern existing controlled access right of way line 100 feet, more or less, to a point in the northern revised noncontrolled access right of way line of Harrison County Route 24, said point being 107 feet radially right of relocated Centerline at Station 75+78.5; Thence, northwesterly, with the northern revised noncontrolled access right of way line, 68 feet, more or less, to a point in the northern original noncontrolled access right of way line of Harrison County Route 24, said point being in the division line between Sam A. Belcastro, and Toys “R” Us, Inc. and 165 feet radially right of relocated Centerline at Station 76+13; Thence, westerly, in a reverse centerline direction, with the northern original noncontrolled access right of way line and with said division line 140 feet, more or less, to a point 170 feet radially right of relocated Centerline at Station 74+84.5; Thence, southeasterly, with the northern original noncontrolled access right of way line and said division line 23.5 feet, more or less, to a point in the northern revised noncontrolled access right of way line of Harrison County Route 24, said point being 146.5 feet radially right of relocated Centerline at Station 74+84.5; Thence, southeasterly, with said division line and said northern revised noncontrolled access right of way line 40 feet, more or less, to the place of beginning and containing 0.163 (by planimeter) acre, more or less, and being part of that same real estate acquired by the West Virginia Department of Transportation, Division of Highways by Final Order enter May 20, 2003 and of record in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1351, at page 475. This conveyance of the aforesaid property is further subject to all restrictions, conditions, covenants, agreements, provisions, limitations, rights of way, easements, leases, reservations, or exceptions contained or referred to in the aforesaid deeds and all prior recorded deeds for said lots or conveyed or reserved by all prior owners in the chain of title. PARCEL NO. 2 Situate on the waters of Simpson Creek, Simpson District, Harrison County, West Virginia, and more particularly bounded and described as follows: Beginning at an iron pin in the center line of West Virginia County Numbered Route 24/2, an original corner of a 295.66 acre tract of land conveyed unto Charles H. Feoppel by John Mathews and Ethel Mathews, his wife, by deed dated January 1, 1949, of record in the office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book No. 666, at page 289; thence leaving the road S. 23 55′ E. 57.93 feet to an iron pin; thence N. 60 02′ E. 385 feet to an iron pin; thence N. 69 33′ E. 300 feet to an iron pin; thence N. 45 22′ E. 137.28 feet to an iron pin; thence S. 39 27′ E. 297.23 feet to an iron pin in the northern bank of Simpson Creek; thence with the meanders of Simpson Creek in a southerly direction 1,193 feet, more or less to a point on the southern bank of Simpson Creek; thence leaving said creek and running with the line of 194.86 acre tract heretofore conveyed unto James Joseph LaRosa by Charles H. Feoppel, et ux., by deed dated the 12th day of October, 1977, “Third Tract” thereof, S. 27 W. 18.56 feet to a fence post; thence S 27 W. 151.03 feet to a fence post; thence N. 88 57′ W. 84.25 feet; thence N. 85 W. 85.44 feet to a fence post; thence N. 7 48′ W. 89.12 feet to a fence post; thence N. 18 11′ W. 233.87 feet to a fence post; thence N. 22 E. 82.93 feet to a fence post; thence N. 56 01′ W. 45.81 feet to a point in the center line of said West Virginia County Numbered Route 24/2, said point being in the original line of said 295.66 acre tract; thence leaving the line of said 194.86 acre tract and with said original line and the center line of said Route 24/2, N. 36 E. 422.7 feet to the beginning, containing 9.9 acres, more or less, heretofore described as 5 acres, more or less, but being 9.9 acres determined by survey. Being same property heretofore conveyed to Grantor by Grafton Coal Company by deed dated October 29, 2012, and recorded in said County Clerk’s office in Deed Book 1503, at page 461. This conveyance is made subject to all exceptions, reservations, restrictions, easements, rights of way, and other servitudes, if any, made, created or retained in prior instruments of record in the chain of title to the said real estate herein and hereby conveyed insofar as the same are valid and in effect. DATE OF INTENDED TRANSFER: On or after March 17, 2026, the Quitclaim Deed(s) will be presented for recording with the Harrison County Clerk’s Office.
