TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 12, 2023, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed of Trust Book 1490, at Page 1296, Jolene Johnson did convey unto Daniel T. Baker, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse, in Clarksburg, West Virginia, on March 26, 2026, at 3:11 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Clark-Clarksburg District, Harrison County, West Virginia, and more particularly described as follows: All those two (2) certain lots or parcels of land, together with the buildings and improvements thereon and appurtenances thereunto belonging, situate in Clarksburg, Clark District, Harrison County, West Virginia, and more particularly described as follows: Known and numbered as Lots Nos. 10 and 11 as laid down and designated upon a map or plat entitled “Map of Richardson Addition to Stealey, Clarksburg, Clark District, West Virginia”, dated May, 1946, which map or plat is of record in the office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book No. 614, at pages 94 and 95; said lots fronting 120 feet on the northern side of Stealey Avenue in said City and extending back therefrom in uniform width a distance of 120 feet to the southern line of Rich Avenue, the western line of said Lot No. 11 also being the eastern line of Cove Street. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 698 Stealey Avenue, Clarksburg, WV 26301. AND BEING the same real estate which was conveyed to Jolene Johnson, by Deed dated December 23, 2022, from The Estate of Mary Ann Lundell, by Kimberly Ann George, Executrix and Mark Wayne Lundell, Kimberly Ann George, Elizabeth May Collet and Justin Wayne Lundell, and recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1746, at Page 412. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
