TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vesting in it by that certain Deed of Trust recorded in the Office of the Clerk of the County Commission of Taylor County, West Virginia, on December 17, 2020, in Book 386 at Page 318, Hardcore Hunters Inc. did convey unto Michael L. Fleak, as original Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Elk River Trustees Inc., as Substitute Trustee by virtue of a Substitution of Trustee recorded on February 18, 2026, in Book 429 at Page 570 in the aforesaid Clerk’s Office; the undersigned Substitute Trustee has been requested, in writing, by the beneficiary of said Deed of Trust to sell the real estate described below, as there has been a default under the terms and conditions of said Deed of Trust. Therefore, the undersigned Substitute Trustee having been instructed by Peoples Bank, formerly known as Premier Bank, Inc. to foreclose thereunder will offer for sale, at a public auction at the front door of the Taylor County Courthouse in Grafton, West Virginia, on March 25, 2026 at 1:00 PM the following described real estate, in whole or in any part thereof, in one or more parcels and in any order that the Trustee determines, (Trustee may choose to sell Parcel ID 46-01-0004-0019-0000 separately from Parcel ID 46-01-0004-0071-0000) together with its easements, improvements, and appurtenances thereunto belonging, in the part of the City of Grafton which was formerly the Town of Fetterman, in Grafton District, Taylor County, West Virginia, and more particularly bounded and described as follows: LEGAL DESCRIPTION All those certain tracts or parcels of land, together with the buildings and improvements thereon and appurtenances thereunto belonging, situate in the part of the City of Grafton which was formerly the Town of Fetterman, in Grafton District, Taylor County, West Virginia, and being more particularly bounded and described as follows: Parcel One: Beginning at a point near the creek on West Main Street, at a point southwest from the southwest corner of the brick building located on the said lot, and running thence with said West Main Street to a point at the intersection of said West Main Street and what is known as the Old Northwestern Turnpike; thence with said Pike to a post on the bank of the said creek near the bridge on the said Pike; thence North down the said creek 80 degrees west to the place of beginning, the last line passing southeast corner of the said brick building at a distance of three feet and seven inches, and passing the southwest corner of the said house at a distance of six feet and six inches, being the property on the northwest side of the said creek. At the time of the execution of the subject Deed of Trust, the property was reported to have an address of: 1102 West Main Street, Grafton, West Virginia 26354 . The above referenced real estate will be conveyed with no covenants of warranty and subject to any and all easements, rights of way, conditions, covenants, restrictions, exceptions, reservations, leases and other servitudes, which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground. The sale of the referenced real estate will also be subject to all prior liens and including any and all other deeds of trust, judgments, liens, and all other encumbrances of any nature whatsoever, if any, having priority over the subject Deed of Trust.
