TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 31, 2023, and duly recorded in the Office of the Clerk of the County Commission of Taylor County, West Virginia, in Deed of Trust Book 412, at Page 423, Justin Knotts did convey unto Mary L. Robinson, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Taylor County Courthouse, in Grafton, West Virginia, on March 26, 2026, at 2:15 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Booths Creek District, Taylor County, West Virginia, and more particularly described as follows: All of Lot 11, Block B of the Spring Hills Subdivision, as shown on the plat recorded in the Office of the Clerk of the county Commission of Taylor County in Deed Book 160, at page 49, situate in Booths Creek District, Taylor County, West Virginia, more particularly bounded and described as follows: Beginning at a 1″ pipe found, corner to Lots 11 & 12 and on the Northern R/W limits of Meadow Lane; thence with R/W limits of Meadow Lane N. 44 52′ 13″ W. 100.00 Feet to a 1″ pipe found on the Eastern R/W Limits of Deerfield Avenue; thence with R/W limits of Deerfield Avenue N. 45 07′ 47″ E. 150.00 feet to a 1″ iron pin found on the Southern R/W limits of a 12′ Alley; thence with R/W limits of the 12′ alley S. 44 52′ 13″ E. 100.00 Feet to a 1/2″ Iron pin found, corner to Lots 11 & 12; thence with line of Lots 11 & 12 S. 45 07′ 47″ W. 150.00 Feet to the place of beginning, containing 0.344 acres; and being the same tract or parcel as shown on the plat of record in the aforesaid Clerk’s Office in Deed Book 229, at page 326. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 16 Deerfield Avenue, Grafton, WV 26354. AND BEING the same real estate which was conveyed to Justin Knotts, by Deed dated August 15, 2023, from Gloria Jean Lemley, and recorded in the Office of the Clerk of the County Commission of Taylor County, West Virginia, in Deed Book 392 at Page 705. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
