TRUSTEE'S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 22, 2024, and duly recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed of Trust Book 1355, at Page 608, Rebecca O'Haver did convey unto Teays Valley Trustee, LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Marion County Courthouse, in Fairmont, West Virginia, on

March 26, 2026, at 4:38 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Lincoln District, Marion County, West Virginia, and more particularly described as follows:

All of the following described tract of real estate and all of their right, title and interest in and to the following and described real estate, situate on Buffalo Creek, in Lincoln District, Marion County, West Virginia, and fronting on U.S. Route 250 and more specifically bounded and described as follows:

Beginning at an iron pin the northern right of way line of U.S. Rt. 250, common corner to other lands of the grantees and running thece with the other lands of the grantees N. 2 degrees 7' E. 234.58 feet to an iron pin in the southerly right of way of the Baltimore and Ohio Railroad and thence with said right of way, S. 86 degrees 50' E. 240.00 feet to an iron pin in line of lands of Robert L. Gwinn and thence with said lands of Gwinn, S. 5 degrees 30' W. 233.42 feet to an iron pin in the northerly line of right of way of U.S. Rt. 250; thence with the northerly right of way line with a curve having a radius of 914.93 feet a distance of 226.17 feet to the place of beginning, containing 1.25 acres, be the same more or less. A plat of said tract dated July 1981, by R. Nelson McCoy, McCoy Surveying Co., Inc., is annexed hereto and made a part hereof for all relevant and pertinent purposes.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2606 Husky Highway, Farmington, WV 26571

AND BEING the same real estate which was conveyed to Rebecca O'Haver, by Deed dated October 29, 2019, from Nationstar Mortgage LLC dba Champion Mortgage Company, and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 1258, at Page 198.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
