TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated April 15, 2024, and duly recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed of Trust Book 4120, at Page 524, Emmalie Woodford and Jeremiah Verts did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at 400 West Stephen Street, in Martinsburg, West Virginia, on

April 20, 2026, at 10:18 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Martinsburg District, Berkeley County, West Virginia, and more particularly described as follows:

All of that certain property, with improvements and appurtenances thereunto belonging, situate, and being, in Martinsburg District, Berkeley County, West Virginia, and more particularly described as follows:

All that certain parcel of real property, with the improvements thereon and the appurtenances thereunto belonging, situate in the Martinsburg District, Berkeley County, West Virginia, designated and described as ‘beginning at a point on Stephen Street 85′ west of the intersection of Stephen and S. Raleigh Streets, and corner to Ella S. Gerhardt; thence south parallel to Raleigh Street 24 1/2′; thence southwardly parallel to Raleigh Street 8 1/2′ corner to Gerhardt; thence westwardly and parallel to Stephen Street 8%’ corner to Gerhardt; thence westwardly 37′ corner to Gerhardt and Brown-Chambers; thence westwardly with line of Chambers 33′ corner of Richard Brown; thence northwardly with line of Richard Brown 70′ to Stephen Street; thence eastwardly with said street 55′ to the place of beginning, and known for postal purposes as 507 West Stephen Street, Martinsburg, West Virginia 25401.” TOGETHER WITH AND SUBJECT TO any and all recorded easements and rights-of-way appurtenant thereto for ingress, egress, and utilities.

SUBJECT TO and TOGETHER WITH the following: all covenants, restrictions, conditions, easements, reservations, rights-of-way, public utility easements, and other matters of record or in existence, to the extent valid, subsisting, and enforceable; any lien of taxes for the current year and subsequent years, accrued but not yet payable; matters that would be shown by a accurate survey and inspection of the property; zoning requirements, statutes, rules, orders, restriction, regulations, and ordinances of governmental agencies or their instrumentalities relating to the property, the buildings located thereon, their construction and uses, in force on the date hereof (if any such exist); and, all roads and legal highways.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 507 West Stephen Street, Martinsburg, WV 25401.

AND BEING the same real estate which was conveyed to Emmalie Woodford and Jeremiah Verts, by deed dated April 15, 2024, from Academic Investments & Management LLC, and recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed Book, 1475 at Page 374.

The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
